About the Role
Perform skilled work involving the operation, maintenance, repair, alteration, and additions to HVAC, electrical, plumbing, and mechanical building systems, building furnishings, and site improvements under limited supervision.
Responsibilities
- Perform preventative and predictive maintenance, troubleshoot, repair, install, and operate various types of HVAC-related equipment, emergency generators, and general building mechanical, electrical, and plumbing systems in accordance with industry standards and codes.
- Perform general building maintenance and repair related to drywall, masonry, painting, ceilings, roofing, tile, carpets, windows, and other related items.
- Monitor, communicate with, and assist contractors engaged in maintenance, construction, and operation activities.
- Ensure work complies with contract terms, safety, security, environmental, and conduct rules.
- Perform general housekeeping duties, including assembling, moving, repairing, and adjusting furniture; assisting in snow removal, storm damage cleanup, lawn maintenance, and spill cleanup; and managing inventory.
- Procure necessary quality parts and materials in an economical manner.
- Maintain records, including inspection documentation, and submit reports as required.
- Respond to emergency call-outs and perform scheduled or unscheduled weekend, evening, or overnight work as required.
- Work indoors and outdoors in all weather conditions.
Requirements
- High school diploma or GED required.
- Minimum two years of experience as a Building Maintenance Technician B or at least three years of equivalent experience in HVAC, electrical, plumbing, or carpentry.
- Valid state driver’s license required.
- Successful completion of the Construction and Skilled Trades (CAST) test required.
- Electrician or HVAC license or CFC refrigerant certification preferred; must be willing to pursue certification.
- Overtime and occasional overnight travel may be required.
- Ability to read, interpret, review, revise, and correct blueprints, drawings, schematics, specifications, and instructions.
- Proficiency in using a computer.
- Excellent verbal, written, organizational, problem-solving, and communication skills.
Physical Demands
- Constant standing; frequent walking; occasional pushing, pulling, lifting, climbing, squatting, and kneeling.
- Lifting, moving, and carrying equipment up to and exceeding 50 lbs.
- Medium Work: Exerting 20 to 50 pounds of force occasionally, and/or 10 to 25 pounds of force frequently, and/or greater than negligible up to 10 pounds of force constantly.
Pay
Salary Range: $38.27 - $39.40 per hour
