About the role
This position directly supervises day porters, maintenance technicians, and maintenance assistants. Operates and maintains various HVAC, electrical, plumbing, boiler, and control systems. Responds to tenant service requests, troubleshoots problems, recommends enhancements, and works on special projects.
Responsibilities
- Performs preventative maintenance on equipment
- Operates and maintains water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switchgear, distribution switchboards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building
- Performs plumbing installations, repairs, and modifications as needed, including replacing piping components, fixtures, water heaters, pumps, and related equipment
- Diagnoses and clears clogged drain lines using drain snakes, augers, and other appropriate equipment, ensuring work is completed in compliance with applicable building codes and safety standards
- Disassembles, cleans, examines for wear or damage, replaces parts, tests, and adjusts mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers, cooling towers, etc.)
- Participate in the development and implementation of the operating, maintenance, and capital improvement budgets
- Assist with construction drawing review and construction oversight during customer TI projects
- Helps to remove snow and ice from the outside of the building
- Performs duties required to correct emergency conditions
Requirements
- High school diploma or GED
- Minimum of five years experience in a similar job; or equivalent combination of education and experience
- Must have OSHA 10 card or significant OSHA training
- Classroom training / certificate in basic electrical and basic refrigeration
- Universal CFC Certification
- Appropriate License/permit for trade as may be required
Essential Knowledge & Skills
- Ability to read and interpret documents such as safety rules, operation and maintenance instructions, procedure manuals, and blueprints
- Understanding of HVAC controls
- Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals as well as computing percentages
- Apt at dealing with problems involving several concrete variables in standardized situations
- Excellent customer service and communication skills
- Proven ability to work independently while also exhibiting strong leadership and management skills
Physical Demands
- Regularly required to stand for long periods of time
- Climb, stoop, kneel, crouch, and crawl
- Lift and/or move up to 50 pounds
- Specific vision abilities required include close vision, distance vision, color vision, depth perception, and the ability to adjust focus
