Responsibilities
- Manage all building infrastructure, grounds, utilities, and facility assets.
- Maintain asset management programs to maximize facility equipment life and reliability.
- Oversee building systems including HVAC, electrical, plumbing, fire protection, security, lighting, building automation systems, landscape maintenance, snow removal, parking lots, sidewalks, drainage systems, and exterior property conditions.
- Ensure facilities meet operational requirements, safety standards, and regulatory compliance.
- Maintain facility records, facility equipment documentation, and maintenance histories.
- Develop and manage preventive and predictive maintenance programs for building systems and grounds including facility-related capital improvement and renovation projects.
- Cook up and monitor completion of work orders for reactive maintenance activities to minimize downtime and facility disruptions.
- Conduct routine facility inspections and identify opportunities for improvement or repair.
- Manage annual service agreements and contracts for facility maintenance providers.
- Develop scopes of work, solicit bids, evaluate proposals, and negotiate vendor contracts.
- Monitor staff and contractor performance to ensure adherence to service levels, safety requirements, and budget expectations in addition to minimizing operational disruptions.
- Develop annual facility maintenance budget and monitor monthly spending.
- Identify cost-saving opportunities through improved maintenance practices, vendor management, and energy conservation initiatives.
- Prepare forecasts and support capital expenditure planning.
- Approve purchases and expenditures within authorized limits.
- Direct, supervise, and develop facilities maintenance and grounds personnel.
- Schedule staffing resources to support operational requirements.
- Promote a culture of accountability, teamwork, safety, and continuous improvement.
- Conduct facility safety inspections and implement corrective actions.
- Support emergency preparedness and business continuity planning.
- Ensure appropriate permits, inspections, and regulatory requirements are maintained.
Requirements
- Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or 6 years of facilities, maintenance, or building operations management experience.
- Certified Facility Manager (CFM), Facilities Management Professional (FMP), or equivalent certification is preferred.
- Experience managing maintenance personnel and external contractors.
- Strong knowledge of HVAC, electrical, plumbing, and building systems.
- Experience managing operational and capital budgets.
- Proficient with Computerized Maintenance Management Systems (CMMS) and Microsoft Office applications.
- Valid driver's license.
- Proficient in reading/typing in English.
- Able to perform hands-on maintenance work across multiple facility systems.
- Strong understanding of OSHA safety standards in both 1910 and 1926.
- Strong troubleshooting and problem-solving skills.
Qualifications
- Must have legal authorization to work in the US.
