About the Role

This senior-level maintenance leadership position at Cortland's Peachtree Corners community requires deep technical expertise across multiple trades, the ability to develop and mentor team members, and Spanish fluency to effectively communicate with residents and staff.

Responsibilities

  • Oversee all maintenance operations for a multifamily community, including scheduling preventative maintenance and inspecting technician work.
  • Perform complex repairs involving HVAC, electrical, plumbing, appliances, gas fixtures, and flooring.
  • Maintain accurate and current service request logs, vacant unit documentation, refrigerant logs, pool logs, MSDS records, and HAZCOM materials.
  • Coordinate with vendors for repairs beyond in-house capabilities, ensuring quality and cost control within the approved budget.
  • Hire, onboard, coach, and evaluate maintenance technicians, including writing performance plans and managing on-call rotations.
  • Ensure team compliance with ADA, Fair Housing, OSHA, EPA, and lead-based paint regulations.
  • Conduct daily walkthroughs to assess exterior conditions and review service requests.
  • Manage make-ready turns on vacant units and address pending repairs with vendors.
  • Participate in on-call rotations, which may include evenings and weekends.

Requirements

  • 5 to 6 or more years of maintenance experience spanning carpentry, plumbing, electrical, and HVAC; multifamily experience preferred.
  • Universal EPA, CPO, and HVAC certifications (required).
  • Bilingual English/Spanish (preferred).
  • Valid Class E driver's license.
  • High school diploma or equivalent; technical training or college coursework is a plus.
  • Working knowledge of ADA, Fair Housing, OSHA, and EPA regulations.
  • Ability to read technical manuals and equipment documentation.
  • Physical ability to perform hands-on maintenance tasks, including lifting and climbing.
  • Availability for evenings, weekends, and on-call rotation.

A typical day may start with a morning walkthrough to check exterior conditions and review overnight service requests, followed by coordinating make-ready turns, vendor meetings, and closing out the day's punch list with your team. On-call rotations are part of the role, requiring flexibility for evenings and weekends.

Cortland operates as a vertically integrated owner-operator, providing clearer budget authority and fewer layers of approval for operational decisions compared to third-party managed properties.
