About the role
The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—ensuring compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems effectively; document, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through support and effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through effective cost control and revenue/leasing improvement; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Oversee timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure effective staff leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters)
- Effectively show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
- Lead the emergency team for the property; ensure proper response and handling of emergencies within company guidelines
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
- Maintain property appearance and ensure timely completion of repairs through regular inspections
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors, suppliers, and contractors)
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry
- One to two years of related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Reliable transportation due to emergency on-call requirement

Pay
Salary Range: $75,000 – $80,000 per year. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
