About the role
The BAS Technician performs a variety of plant operations including oversight, maintenance, troubleshooting, and repair of central plant equipment and systems, as well as extended electrical and mechanical systems. This role serves as the focal point for building operations in real-time and supports project managers and trade supervisors in daily management and operations duties.
Responsibilities
- Oversee, maintain, troubleshoot, and repair systems such as high-pressure/clean steam generators, steam stations, chilled water systems, condenser water systems, open/closed evaporative cooling towers, emergency power generators, switchgear, laboratory air and water systems, pneumatic systems, and comfort/process cooling systems.
- Manage open and closed protocol building automation systems, including alarm management, set point manipulation, field support for technicians, field calibration support, and fleet/vehicle key log management.
- Run reports, set up and create trends, alarm histories, and algorithms in support of building management.
- Oversee vendors and subcontractors and act as a backup plant engineer/boiler operator.
- Ensure daily logs and plant rounds are kept up-to-date and accurate.
- Directly communicate with management, teammates, and customers through meetings, face-to-face interactions, and presentations.
- Establish applicable requirements, standards, and regulations to ensure compliance during work performance.
- Execute scheduled and unscheduled tasks with a focus on quality and timeliness.
- Solicit Request for Quotes (RFQs) to support the procurement process.
- Perform maintenance on mechanical, electrical, pneumatic, or steam-actuated equipment and systems.
- Communicate complex equipment repair/replacement projects, intricate maintenance schedules, and work plans while serving as the point of contact for central plant workflow and control.
- Work closely with project managers and trade supervisors to ensure all records and documentation are up-to-date.
- Maintain and repair the Building Automation System (BAS) in accordance with manufacturer specifications, including calibration of control sensors, actuators, and devices.
- Make set point adjustments as necessary and perform system backups.
- Perform other duties as assigned.
