About the role
The Associate Real Estate Manager will support, facilitate, and coordinate the efforts of the Real Estate Manager and Development Team in the real estate development process for new Life Time projects. This role requires a self-motivated, driven, and personable individual with the ability to multitask and function in a fast-paced team environment while upholding the Life Time Mission and Vision Statements.
Responsibilities
- Develop, lead, and execute strategies to support the service profit chain.
- Leverage internal and external resources to deliver presentations, reports, and data to support Real Estate and Development’s efforts for successful market and site selection.
- Lead cross-department Project Teams (from Project Initiation through permits) to provide leadership deliverables for the deal process, including being an integral part of lease/purchase agreements.
- Draft LOIs, Work Letters, and Exhibits.
- Provide deal and legal comments to Real Estate and Legal teams on LOIs, PSAs, and Leases.
- Ensure process compliance and hold Project Teams accountable by identifying, communicating, and resolving budget/project risks for internal and external partners.
- Lead internal partners and external consultants from preliminary site assessment through final site assessment, including due diligence, scope narrative, business plan, entitlements, approvals, permitting, closing, and turnover.
- Assist with planning and managing the new club deployment strategy, market strategy, membership goals, and U.S. growth trends.
- Research national real estate micro and macro trends and proactively manage regions to discover deployment locations for Life Time Clubs, Co-working, and Living.
- Understand and facilitate internal requests and initiatives to meet the needs of Life Time Members and Club Operations.
- Effectively communicate and problem-solve between external owners and internal team members regarding site/development constraints.
- Collaborate with the Location Intelligence team to analyze market trade area demographics, competition, travel patterns, and other factors to assess site viability and club amenities.
Requirements
- Bachelor’s or Master’s Degree in a related field.
- 2–5 years of related experience.
- Ability to effectively multi-task with tight deadlines, both independently and within a team environment.
- Proficiency in operating a personal computer and reviewing purchase agreements and leases.
- Public speaking and presentation skills for both large and small groups.
- Knowledge of standard office procedures and computer software.
- Direct and decisive oral and written communication skills.
- Ability to define problems, collect and analyze data, establish facts, draw valid conclusions, and recommend solutions.
- Knowledge of real estate finance, site development, and negotiations.
- Strong project management skills.
Pay
This is a salaried position starting at $85,000.00 (or applicable minimum salary, if higher) and pays up to $117,000.00, based on experience and qualifications.
