Associate Director
Lead the Cost Management team
Lead the Cost Management team on specific client commissions, ensuring delivery of all accountabilities.
Interface with clients, stakeholders, and consultants across all project stages to ensure alignment on scope, budget, and deliverables.
Identify opportunities to enhance cost management practices by developing templates and workflows tailored for wider team.
Staff management
Oversee recruitment, performance evaluations, and resource allocation.
Train and mentor team members in estimating, bid analysis, cost forecasting, benchmarking, and data analytics.
Financial management
Utilize tools to keep track of ongoing margin levels and monthly fee/resource forecasts for each commission.
Develop internal cost estimating tools for real estate projects including ground-up and fit-out of new and existing projects.
Develop cost estimation and tracking tools for portfolio-wide construction programs.
Manage cost checks and carry out valuations on larger projects. Complete timely, accurate cost checking and valuation processes.
Understand and analyze construction cost drivers, including labor, materials, and schedules, leveraging historical benchmarks and data analytics tools.
Prepare detailed cost estimates, studies, and reports using On-Screen Takeoff, or bluebeam, and Excel.
Advise clients on value management, value engineering, and life cycle costing.
RELATED OCCUPATION
Senior Consultant or any other job title performing the following job duties:
- Tracking and maintaining development budgets using software including excel or Procore
- Considering construction costs during the planning and risk-analysis stages to assess financial viability and risk mitigation.
- Liaising with contractors and designers to determine cost impacts by conducting value engineering analyses
- Tracking and reporting on cost savings using Excel-based tracking.
- Reconciling actual costs with contract pricing through change order analysis and pay order reviews
- Preparing cost estimates for procurement of materials, equipment, and labor
- Assessing costs based on present market conditions and project location by utilizing real-time cost databases (RSMeans or similar Construction Cost Index) and conducting regional market analysis.
- Examining the general and special conditions of contracts and determining cost impacts on indirect costs
- Reviewing very detailed drawings and specifications to ascertain an accurate perspective of the total project scope, level of design discipline, coordination, adequacy of details, project constructability and costs;
- Communicating critical information to other team members in a timely manner to facilitate decision making by superiors.
- Performing benchmarking analysis using existing project data or identifying competitive market pricing options through data analytics tools (excel based or SQL based) and industry cost reports
Qualifications
- Requires a Bachelor’s degree in Architecture and 6 years of experience in job offered or 6 years of experience in the Related Occupation
