- Assist the Service Manager in delegating work orders generated from resident requests and routine upkeep, diagnosing defects, and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Personally complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues.
- Oversee and complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating maintenance lists, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting completed work.
- Prepare vacant units for leasing and new move‑ins.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris.

- Conduct routine and periodic property inspections to identify safety and risk management concerns.
- Periodically inspect work performed by service team members, contractors, vendors, and other service providers to assess effectiveness, verify quality, and develop corrective action plans as needed.

- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual, obtaining supplies, performing tasks, and inspecting work.
