Essential Duties and Responsibilities

  • Aid in the training and be responsible for work performed by all staff members under his or her direction.
  • Establish schedules and assign personnel routine maintenance tasks.
  • Be on emergency “on call” status to respond to emergency work orders and inclement weather situations.
  • Ensure all staff members consider safety at all times and train them accordingly.
  • Inspect buildings, grounds, and common areas to identify needed preventative maintenance, cleanliness, and safety hazards.
  • Maintain a clean, safe, and organized shop and equipment storage area in compliance with OSHA regulations.
  • Perform maintenance and repairs according to written work orders.
  • Ensure all work orders are completed within 24 hours.
  • Schedule contractors for maintenance-related work, secure bids and proposals as directed.
  • Complete all duties and maintain all records as required.
  • Use contract labor when cost-effective, following approval from the Service Manager, Property Manager, or Regional Property Manager.
  • Follow established budgetary guidelines.
  • Adhere to Drucker + Falk purchasing directives and procedures.
  • Keep up-to-date with developments in the field, including new products and repair methods.
  • Maintain high standards of resident relations.
  • Aid the Service Manager in completing Monthly Preventative Maintenance Sheets.
  • Assist in monitoring and maintaining all O & M Programs (Asbestos, Lead Based Paint, and Mold & Fungi).
  • Ensure all O & M Specialists, Consultants, Contractors, and employees are notified of the presence of these substances and that all work is performed following established procedures.
  • Assist in maintaining all record-keeping and reports related to these O&M programs to ensure full compliance.
  • Perform other duties as assigned.

Supervisory Responsibilities

  • Manage 0-8 employees in the absence of the Service Manager.
  • Oversee, coordinate, and evaluate the performance of these employees.
  • Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

Qualifications

  • Strong HVAC skills - CFC certification required
  • CPO certification
  • Plumbing, electrical, and carpentry skills
  • Knowledge of SDS and OSHA
  • High school diploma or equivalent
