About the role
This is an on-site, 5-day-per-week position based in our Houston, Texas division office. The Assistant Purchasing Manager will contract trade partners for labor and materials, negotiate cost savings, and support both division and national purchasing initiatives.
Responsibilities
- Budget and contract trade categories within the division
- Collaborate with Community Planning to develop community specifications and trade budgets for new land deals and community openings
- Bid, negotiate, and approve trade partner contracts in partnership with division Operations leaders
- Manage contract maintenance and scope-of-work updates for assigned trades
- Partner with Community Planning, Architecture, and other functions to apply value engineering and SKU optimization to new plan development
- Ensure national guidance is followed for room and option naming
- Recommend strategic sourcing strategies to lower total cost of ownership
- Apply national strategies locally, unbundling labor and material pricing where applicable
- Oversee the model home rebate collection process
- Perform financial analysis of new and existing contracts
- Assess the financial health of trade partners and flag potential issues
- Analyze total spend by trade category, supplier, and community to identify savings opportunities
- Optimize product specifications and align with national/regional agreements
- Develop an understanding of trade partners’ cost drivers
- Facilitate collaboration among trade partners, local distributors, and manufacturers
- Measure, track, and counsel trade partners on performance
- Act as an intermediary between trade partners and Operations to maintain quality and cost effectiveness
- Research and secure primary contractors for new developments
- Enter and analyze data in E1
- Estimate and take off unit quantities for specific trade categories
- Perform monthly budget analysis and price change reporting
- Collaborate on option margin analysis
Requirements
- Bachelor’s Degree in Business Administration, Construction Management, or Supply Chain Management (or extensive residential homebuilding experience)
- Minimum 3 years of experience in contracting and negotiating pricing of building materials or residential building sector experience
- Working knowledge of Microsoft Office programs, especially Excel, and aptitude to learn new software (E1)
Preferred Qualifications
- Hands-on residential construction experience
- Supply Chain certification
- Experience with EnterpriseOne (E1) and BuildPro software
- Familiarity with Energy Star requirements, Green Building concepts, sustainability, etc.
