Assistant Maintenance Supervisor- Residential

About the role

The Assistant Maintenance Supervisor is responsible for managing the maintenance of the assigned property. This includes maintaining all equipment, machinery, and inventory. They coordinate with outside contractors and supervise subordinate technicians.

Responsibilities

• Coordinates and manages the day-to-day operations of the property.
• Directs and supervises daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.
• Schedules and monitors preventative maintenance and apartment turns, and assists with repairs as needed.
• Assists maintenance staff in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliances as needed.
• Ensures resident maintenance issues and repairs are responded to promptly and professionally, and handles escalated maintenance issues.
• Inspects apartments before and after move-in and move-out, as well as after the apartment has been turned.
• Performs property inspections on a regular basis to maintain cleanliness and identify problems.
• Ensures swimming pool and fitness areas are inspected daily.
• Inspects buildings and grounds to ensure safety and cleanliness, and alerts the maintenance team to items that need repair.
• Obtains bids from outside contractors and oversees contractor work for completeness.
• Prepares, executes, and monitors the maintenance budget and ensures expense control.
• Purchases maintenance supplies for the property while staying within the planned budget.
• Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines.
• Communicates with property owner(s) and/or supervisor regarding the overall maintenance function at the property.
• Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.
• Promotes and participates in company-sponsored training programs and ensures subordinate associates participate in all training classes within the required time frame.
• Participates in company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
• Complies with all company national standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

Requirements

• Associate’s degree or equivalent technical training in residence property maintenance.
• Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, two of which were in a supervisory position directing a multi-functional maintenance staff.
• Strong mechanical aptitudes and a working knowledge of electrical and mechanical systems.
• Excellent troubleshooting and diagnostic skills.
• Ability to define problems and resolve them quickly; familiarity with local building codes and OSHA regulations.
• Familiarity with all current health and safety regulations.
• Strong supervisory skills, coupled with excellent oral and written communication skills.
• Ability to work well with ever-changing priorities and situations.
• Must be a self-starter who can work well with people at all levels both in and out of the plant.

Physical Demands

• Must be able to communicate effectively, both verbally and in writing.
• Frequently sit for extended periods; occasionally stand, walk, reach, handle objects, climb, balance, stoop, kneel, crouch, or crawl.
• Frequently lift and/or move up to 25 lbs, with occasional heavier lifting as needed. If a task requires lifting beyond the recommended weight limit, employees will receive appropriate assistance, equipment, or team lifting support in compliance with Cal/OSHA safety regulations.
• This position may involve exposure to moving mechanical parts, airborne particles, chemicals, electrical hazards, and other workplace risks. The company provides all necessary personal protective equipment (PPE) in accordance with OSHA regulations.
• Noise levels are generally moderate but may require hearing protection in certain situations.
