About the role

The Assistant Facility Director will report directly to the Facility Director and is responsible for the supervision and direction of all personnel assigned to them. They will ensure the property is maintained in good physical condition, oversee maintenance logs and records, and monitor the timeliness of work orders performed by Maintenance Technicians. The role involves close collaboration with Maintenance Supervisors, follow-up on resident issues, and immediate reporting of accidents or emergencies to the Facility Director. The Assistant Facility Director will also monitor the turn process, manage employee overtime, review purchase orders, assist with contractor bids, and support hiring and disciplinary actions in accordance with company policies.

Responsibilities

  • Run monthly reports to ensure work orders, purchase orders, and inspections are processed in a timely manner.
  • Ensure maintenance logs and records are properly maintained.
  • Apply knowledge and skills in maintenance repair trades, including compliance with EPA and OSHA regulations for hazardous materials.
  • Monitor property conditions and initiate corrective actions for unsafe situations (e.g., broken gates, steps, or lighting).
  • Ensure preventative maintenance inspections are conducted.
  • Report maintenance or resident-related concerns to management promptly.
  • Attend and participate in training seminars as requested.
  • Adhere to OSHA standards and company safety policies.
  • Ensure professional and timely interactions with residents, contractors, and the property management team.
  • Perform other duties as assigned by the Facility Director.

Requirements

  • 5 years of General Maintenance/Construction experience.
  • 1 year of Supervisory experience.
  • HVAC certification preferred.
  • Strong administrative background and knowledge of applicable codes, laws, and regulations.
  • Ability to pass a background investigation and drug test screening.
  • High School Diploma (College, Community College, or Trade School Certification preferred).
  • Valid Driver’s License and acceptable driving record.
  • Completion of all required courses, classes, and training provided by MMS.

  • Ability to work in a fast-paced, customer service-oriented environment.
  • Strong time management and prioritization skills to meet deadlines.
  • Problem-solving and interpersonal skills for professional interactions with residents, staff, and vendors.
  • Proficiency in Microsoft Office Suite, property management software, and daily email communication.
  • Positive and professional attitude in all aspects of work.

Working Conditions

  • 40-hour workweek, including evenings, weekends, and holidays for emergencies, on-call, or scheduled shifts.
  • Overtime may be required.
  • Ability to drive a company vehicle for resident service requests, parts/supplies pickup, and property inspections.

Pay

$32.00 - $37.00 per hour.
