Assistant Community Manager - Southpoint Villas - Arlington, TX

The Assistant Community Manager works closely with the Community Manager to ensure the smooth operation of the property and acts as the Community Manager in their absence. This role is responsible for maintaining financial records, assisting with leasing, marketing, and resident relations, and supporting the overall management of the community.

Responsibilities
- Assist in preparing advertising materials and showing units to prospective residents.
- Maintain records of rental levels for comparable units in the surrounding area.
- Present creative leasing and marketing ideas.
- Greet prospects, qualify applicants, and process applications (credit checks, rental history, etc.).
- Update availability reports and submit processed applications to the Community Manager for approval.
- Monitor and follow up on lease renewals.
- Accept and process rental payments, late notices, and notices to pay rent.
- Assist with lease preparation, signing, and administration.
- Operate accounting software to record, store, and analyze financial information.
- Understand and comply with the Apartment Association lease and contracted credit report application.
- Communicate with the Community Manager regarding invoice accuracy, purchase orders, and coding.
- Ensure invoices are approved, entered, and paid promptly.
- Process maintenance service requests and follow up with residents on completed repairs.
- Maintain open communication with the Community Manager and Maintenance Supervisor.
- Contribute to the community's cleanliness and curb appeal.
- Enforce community policies and handle resident concerns professionally.
- Assist with legal proceedings as needed.
- Perform other tasks as assigned by the management team.
Requirements
- Fair Housing Certification or willingness to obtain before interacting with prospective residents.
- Strong oral and written communication skills in English; bilingual in Spanish is a plus.
- Positive attitude and ability to remain professional under all circumstances.
- Valid driver’s license with a good driving record and auto insurance.
- Ability to work most weekends.
- Apartment management experience preferred.
- High school diploma or equivalent; 2+ years of college preferred.
- Ability to diffuse and respond to customer concerns to avoid escalation.
Skills & Abilities
- Proficiency in accounting software and property management systems (e.g., Yardi).
- Strong organizational and record-keeping skills.
- Ability to multitask and prioritize effectively.
- Customer service-oriented with a focus on resident satisfaction.
Physical Requirements
- Ability to sit, stand, climb, stoop, and remain at a desk for up to 8+ hours.
- Ability to walk the property for up to 8+ hours in various weather conditions.
- Ability to climb stairs for property showings.
- Ability to lift up to 30 lbs. as needed.
