Responsibilities
- Supports and assists the Community Manager in overseeing financial and operational facets of the community, including accounting, reporting, monthly close-outs, financial reports, invoice processing, rent/fee collection, bank deposits, dispositions, and account reconciliations using the property management system.
- Supports leasing and marketing efforts in person to achieve revenue and occupancy goals by completing the full leasing cycle.
- Completes daily financial transactions and tasks related to community operations.
- Reviews and submits vendor, contractor, and service provider invoices for payment, ensuring compliance with company policies.
- Gathers, analyzes, and interprets market and economic trends to recommend property improvements.
- Stays informed about industry changes, leasing/sales tools, and processes.
- Manages lease enforcement processes, including inspections, evictions, collections, and notifications.
- Conducts property tours and provides performance updates to clients/owners as needed.
- Oversees contractor and vendor management.
- Promotes resident satisfaction by building relationships with residents and coworkers.
- Ensures property safety, cleanliness, and appeal, reporting malfunctions, injuries, or accidents.
- Ensures maintenance team compliance with company service request standards.
- Acts as on-site supervisor in the Community Manager’s absence, delegating tasks and coordinating maintenance.
- Monitors market and competitor conditions to sustain occupancy, develops marketing plans, and implements occupancy-boosting programs.
- Performs other duties as assigned.
Schedule
40 hours per week. Typical site hours (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work weekends when scheduled.
Requirements
- Must be able to perform essential job functions unaccompanied.
- Works in an office environment with frequent exposure to outside elements (temperature, weather, odors, landscape hazards).
Qualifications
- Education: High School Diploma or GED equivalent.
- Experience Preferred: Property management, sales, marketing, or customer service background sufficient to manage day-to-day apartment community operations.
- Advanced Skills: Strong communication, presentation, and interpersonal skills.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses: Current valid driver’s license.
Physical Requirements
- Weights: Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Mobility: Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
- Travel: Routine local travel for business errands (meetings, training); occasional non-local travel for business responsibilities.
