Essential Duties
- Affordability: Assist with the management of the affordable housing recertification process and compliance
- Building Relationships: Maintain property waiting list, build positive relationships with prospective and current tenants
- Data Management: Coordinate on-site data collections and processing of resident information
- Interviews and Inspections: Schedule resident recertification interviews and coordinate apartment inspections
- Compliance: Ensure proper calculation of income, assets, rent levels, etc.
- Investigations: Investigate and help resolve complaints, disturbances, and violations
- Files: Maintain resident files in accordance with company policy & regulatory agency policy
- Operations: Assist with tasks associated with the operation of the property: leasing, rent collections, resident services, and maintenance
- Agreements: Prepare and execute detailed and legally compliant lease agreements
- Finance: Oversee all financial procedures including verifying renter income, processing monthly payments, and executing default protocols
- Systems: Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution
Job Requirements
- Experience: Previous Property Management Experience – REQUIRED, Experience with recertifications at HUD communities required, Previous work experience with a project-based section 8 property is required
- Knowledge: Working knowledge of compliance in the section 8 process, Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations, Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc
- Skills: Outstanding customer service skills, COS (Certified Occupancy Specialist) - preferred, Exceptional verbal and written communication skills, Attention to detail and ability to work independently on assignments
- Computer Skills: Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
- Education: High school or GED
- Experience: A minimum of two years of experience in residential property management
- Other: Ability to work any day of the week, 52 weeks of the year, Ability to work on-call, Attend certain resident events that are held after hours, Ability to travel to attend various owner gatherings either in the general vicinity of the associates home property, or in another state
Physical Demands
- Physical Abilities: Must be capable of physically accessing all exterior and interior parts of the property and amenities, Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance

Pay and Benefits
- Pay Range: Anticipated pay range from $26.44 for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations
- Bonuses: May be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors
- Vacation: Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation
- Holidays: 11 paid holidays
