About the role
The Assistant Community Manager co-leads the day-to-day operations of an assigned community, managing team members, daily activities, and resources to achieve budgeted financial and operational goals. This role ensures compliance with CS Living policies, Fair Housing laws, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other regulations governing multi-family housing.
Responsibilities
- Helps meet targeted revenues by ensuring rent and fees are collected and posted on time, making bank deposits, and assisting with monthly financial status reports.
- Oversees the leasing process, including approving resident applications, renewing leases, conducting apartment inspections, issuing proper notices, managing evictions, and collecting late fees as allowed by lease terms.
- Manages delinquencies according to CS Living’s policies to achieve or exceed delinquency KPIs.
- Keeps the RADIX market survey updated to reflect current market trends and assists in implementing leasing strategies to meet occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints, questions, and service issues promptly.
- Ensures the maintenance team complies with company standards for completing resident service requests.
- Conducts regular community inspections to maintain safety, cleanliness, and appeal of grounds, buildings, and amenities.
- Completes accounting, financial, administrative, and other reports as assigned.
Requirements
- High School diploma, GED, or equivalent experience/training.
- Demonstrated management and supervisory skills to hire, lead, and evaluate team members, including maintenance specialists.
- Ability to read, write, and communicate effectively for legal documents, leasing, and resident interactions.
- Proficiency in word processing, spreadsheets, and database management for reports and documentation.
- Strong skills in community management software (preferably Yardi or equivalent).
- Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
Schedule
Monday–Friday with rotating weekends; hours may vary based on community needs.
Work Location
Onsite at Vista Brooklyn Apartments (200 Riverside Avenue, Jacksonville, FL 32202). The role involves office work with frequent exposure to outdoor elements, including weather, odors, and landscaping. Local travel may be required for bank deposits, training, or other responsibilities.
