About the role

The Morgan Group seeks a dedicated individual to join our team as a Community Assistant. This role involves assisting the Community Manager in managing daily operations, maintaining office and resident files, and ensuring compliance with policies and lease agreements.

Responsibilities

  • Adhere to MORGAN’s manuals and Team Member Handbook
  • Operate the office professionally and maintain confidentiality
  • Maintain office and resident files securely
  • Communicate with maintenance team regarding service requests
  • Safeguard and deposit community funds accurately
  • Supervise leasing team in absence of Community Manager
  • Ensure prompt attendance to resident comments and complaints
  • Manage move-in paperwork and prepare keys/remotes
  • Inspect and prepare make-ready apartments
  • Monitor and manage electric, water, and gas bills
  • Prepare and submit payables to accounting
  • Assist in monthly financial preparation
  • Collect rent in accordance with lease contracts
  • Monitor compliance with Community Policies and lease agreements
  • Assist Community Manager with marketing efforts
  • Understand and enforce fair housing and ADA laws
  • Perform Essential Job Functions on the Leasing Consultant job description
  • Work overtime as necessary

Requirements

Physical Requirements: Will need to be on feet (33% to 100%), perform routine office duties, climb stairs, reach above shoulders, grasp/grip/turning and finger dexterity, type, write, handle packages and supplies, lift/carry (supplies, replacement parts, ladders, etc.), wear Personal Protective Gear (back brace, N-95 Mask, rubber gloves, eye protection).

Visual Requirements: Constant need to read and review reports, view computer screen and wide variety of correspondence, see small detail, see things clearly beyond arm’s reach.

Hearing, Speaking and Written Requirements: Constant need to receive or give instructions from/to residential management, communicate via telephone and in person with staff, residents, vendors, etc., communicate either in writing to residents, staff, vendors, corporate and prospects.

Driving Requirements: Frequent need to utilize personal transportation to deliver reports/payables to the corporate office, make deposits, view/inspect other apartment communities, occasional need to respond to after-hour emergencies.

Working Environment: Constant need to be indoors (100%), frequently outdoors (33% to 50%) during all weather conditions, occasional exposure to paint fumes, solvents adhesives, etc. (1% to 33%).

Qualifications

High school diploma or equivalent required. Bachelor's degree preferred. Previous experience in property management, leasing, or related field. Strong organizational and communication skills. Proficiency in Microsoft Office Suite. Ability to work independently and as part of a team. Valid driver’s license and insurance.
