Assistant Community Manager
About the role
Student housing runs on a different clock than conventional multifamily, and Lark San Antonio makes that clear fast. Annual turnover here means something specific: hundreds of students cycling out within a compressed window, every unit on a punch list, vendors coordinated against hard move-in dates. The Assistant General Manager role at this Class A student community sits at the center of all of it. Scion operates purpose-built student housing at scale, and this position functions as the operational backbone of the property when the General Manager is present and the decision-maker when they're not. You'll touch every functional area: leasing and sales performance, delinquency management, the annual turn, facilities coordination, team development, and resident experience metrics. Each one feeds the others, and this role is responsible for making sure none of them drift.
Responsibilities
- Drive leasing and sales performance and partner with a centralized sales team to hit occupancy and revenue targets
- Maintain delinquency below 2% at month end, manage accounts receivable, process damage charges from quarterly inspections, and assist with month-end reporting and reconciliation
- Oversee utility billing and RUBS-adjacent account management
- Run weekly market surveys and manage concessions within budget
- Own traffic generation and conversion strategy (not just execution)
- Lead the annual turn: inspect units, process move-out damage assessments, coordinate vendor walks, and provide direct labor support including moving furniture and helping with punches
- Use Turnable to track progress against an electronic turnover board
Requirements
- At least one year of experience in property management or residential living communities
- Proficiency in Entrata or a comparable property management system
- Strong written and verbal communication skills, especially for escalated resident issues and review platform responses
- Detail orientation across financial records, compliance, and inspection documentation
- Availability for on-call shifts and non-traditional hours, particularly during turn season
- Eligibility to work in the United States (visa sponsorship is not available)
Career path
The Assistant GM track in student housing is one of the more direct paths to a General Manager role in PM. The exposure here spans leasing, operations, financial reporting, HR basics, and facilities, which is breadth that many conventional multifamily assistant manager roles don't provide. Candidates who perform well in the turn and demonstrate comfort with the financial metrics tend to move up quickly within Scion's structure.
