Responsibilities
- Financial Management
- Post all payments and income received from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily all account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts, including bill-back of utilities where applicable.
- Complete all end-of-the-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post all move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management
- Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures, signing/documentation of leases, and reporting systems are accurate and up to date.
- Implement marketing strategies and systems put in place by the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
- Effectively show, lease, and move in prospective residents.
- Administrative Management
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis through regular property inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods.
- Communicate with others to exchange information and repeat motions involving wrists, hands, and/or fingers.
- Assess the accuracy, neatness, and thoroughness of assigned work.
- Frequently move about to accomplish tasks or move between worksites.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, or step stools.
- Move into different positions to accomplish tasks in various environments, including tight and confined spaces.
- Work in an overhead position and reach, adjust, or move objects up to 25 lbs in all directions.
- Lift and place objects up to 25 lbs.
- Operate machinery or power tools, motor vehicles, and/or golf carts.
- Identify and inspect objects.
- Work overtime, weekends, night hours (emergencies), in small and/or enclosed spaces, and traverse flat and non-flat terrain.
- Work in extremely low or high temperatures, outdoor environments with precipitation and wind, and be exposed to hazardous chemicals.
Pay
Salary Range: $22 per hour to $24 per hour.
