Asset Manager (Georgia)

About the Role

The Asset Manager oversees all activities within the land asset management spectrum, including property acquisition due diligence, pre-development entitlement, project financing, design and construction awareness, and the negotiation of lot/land sales and dispositions. This role collaborates with a multidisciplinary team of Walton colleagues and consultants to achieve global and regional goals, working closely with executives, senior leadership, and operational, legal, analysis, and finance teams. The position requires residency in the Atlanta, GA region and willingness to travel within the MSA.

Responsibilities

• Oversee all asset management activities from acquisition to disposition.
• Identify potential risks and assist in preparing and implementing strategic action plans.
• Advance concept planning activities with guidance from executives or senior leadership.
• Develop and foster relationships with key stakeholders, including local officials, homebuilders, developers, consultants, and capital providers.
• Assist in preparing annual project goals and objectives; provide quarterly and annual status reports; and take proactive steps to meet project goals.
• Review, monitor, and report on project schedules, milestones, deadlines, invoices, and budgets in Dynamics 365.
• Coordinate with Build-to-Rent teams to identify and develop sites within existing Walton assets.
• Review, update, and maintain company databases related to assigned assets.
• Manage activities of Homeowners Associations (HOAs) and/or serve on an HOA board as required.
• Attend stakeholder meetings to ensure project deliverables are maintained.
• Assist senior leadership with company presentations to current and potential investors and capital partners.
• Verify and approve payment application requests for consultants, vendors, and contractors.
• Monitor and maintain data on market metrics, including growth trends, land and home prices, and other relevant information within the assigned market area.
• Perform regular asset site visits and report on existing and changing conditions.
• Coordinate with finance, accounting, marketing, and legal teams (internal and external) to meet overall project goals.
• Negotiate consultant contracts under the supervision of the Executive VP to ensure project goals and objectives are achieved.
• Perform other duties as assigned.

Requirements

• Minimum 4+ years of experience in land entitlement, home building, development, construction, capital markets, economics, real estate, or asset management projects.
• Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
• Understanding of capital markets and investment structures is preferred.
• Excellent verbal and written communication skills.
• Highly motivated with the ability to manage conflicting priorities and requests.
• Strong interpersonal skills and ability to maintain relationships at all organizational levels.
• Ability to take initiative, function independently, and make decisions while balancing team collaboration.
• Proven ability to assess roadblocks and propose strategic resolutions.
• Exceptional attention to detail and ability to work under pressure to meet tight deadlines.
• Proficiency in Microsoft applications, including Dynamics 365 and Microsoft Teams.
