About the role
The Asset Manager oversees the financial and operational aspects of Hunt's military housing portfolio at the site level. Key responsibilities include:
- Reviews and supervises the performance of the Property Manager.
- Provides feedback to VP Operations and Directors of Operations on improving revenue, NOI, and EBITDA.
- Directs the timing and preparation of annual operating budgets.
- Ensures comprehensive understanding of asset-specific market dynamics and makes recommendations as needed.
- Manages budget Q&A process with government partners.
- Assists in resolving ownership issues with military partners.
- Manages oversight and supervision of project capital programs.
- Performs variance analysis of project performance against budget and pro forma.
- Reviews leasing activity and makes appropriate pricing recommendations.
- Conducts utility analyses and directs site-specific energy initiatives.
- Reviews property taxes and advises on addressing increases.
- Participates in tax appeals and challenges.
- Serves as a primary point of contact for servicers and lockbox agents.
- Monitors cash activity and ensures alignment with project legal documents.
- Assists in generating EBITDA and cash projection analysis.
- Tracked and validated revenue generated items.
Responsibilities
Specific duties include:
- Attends required site assessments and requested by government partner.
- Performs ad hoc financial analysis for projects.
- Assists in closing projects by reviewing financial documents and models.
- Runs “what-if” and sensitivity scenarios.
- Prepares annual budgets for both short- and long-term capital and recapitalization/reinvestment expenditures.
- Evaluates sources and uses for capital programs.
- Manages interactions with government partners regarding a project’s capital plan/program.
- Provides analysis and supporting documentation for resolving ownership issues.
- Works with military partners and their consultants to resolve project issues.
- Assists in the management of losses and associated claims.
- Coordinates with lenders, government partners, and counsel to amend project documents.
- Updates Owner with timely reports covering legal actions.
- Drafts and manages Annual Business Plans.
- Reviews project matters and issues to ensure compliance with legal documents.
- Identifies and proposes changes when necessary.
- Supports the owner with acquisitions and dispositions of excess land.
- Assists the owner with administration of mortgage loans.
- Upholds all Company policies, goals, and values.
Requirements
Qualifications include:
- Bachelor's Degree from an accredited college or university with a focus in real estate, finance, or economics, or related discipline.
- Master's Degree preferred.
- At least 5-10 years of progressively responsible experience in Real Estate Asset or Financial Management of projects through deal structure and pro forma analysis.
- Detail-oriented and able to prioritize, multi-task, and work within specified deadlines.
- Ability to identify problems, collect and analyze data, and draw logical conclusions.
- Analytical and detail-oriented with strong organizational skills.
- Excellent written, verbal, and interpersonal communication skills.
- Strong computer skills including proficiency in use of Excel and MS Office.
- Ability to pay close attention to detail, work independently.
