About the role

The Asset Management Analyst supports the Asset Management Department, including the Director of Asset Management and the Asset Managers, in overseeing TNDC’s varied and complicated affordable housing portfolio. This role primarily helps evaluate property performance; supports budgeting and forecasting; manages funder relationships, and reports to stakeholders.

Responsibilities

  • Provide analytical and operational support across the Asset Management department and its affordable housing portfolio, including portfolio and property-specific data requests, compilation, and analysis as needed.
  • Support monitoring of property performance against annual asset management plans, budgets, and long-term asset strategies.
  • Participate in interdepartmental meetings to review portfolio performance and maintain up-to-date notes, data, and variance analysis to help track progress.
  • Help maintain individual asset management plans and support Asset Managers in tracking progress toward strategic goals, including recapitalizations and property repositioning plans, refinancings, and other asset-level transactions.
  • Assist with evaluating and planning affordability compliance milestones, including properties approaching the end of affordability periods, to support preservation strategies and long-term asset decision-making.
  • Provide support for lender and investor-related compliance and reporting and governmental filings pertaining to the portfolio, manage relationships with asset management reporting points of contact for multiple funders and public agencies.
  • Collect and centralize monthly and quarterly financial results for the Asset Management Team, including variances to budget, trends, and key operating metrics.
  • Maintain relationships with internal TNDC stakeholders including Accounting/Finance staff and Property Operations staff to ensure portfolio data is accurate and up to date.
  • Maintain internal asset management reports, dashboards, and performance summaries.
  • Maintain databases of key portfolio performance indicators and prepare briefings on data and trends to Asset Management staff.
  • Play a direct role in supporting asset-level transactions such as refinancings, limited partner exits, recapitalizations, property re-positionings, and other strategic initiatives.
  • Lead property tax administration and protest processes, including exemption applications, tracking deadlines, and assisting with filings and follow-up.
  • Manage requests to and from funding stakeholders, with the support of Asset Managers, such as reserve withdrawals, rent increases, and periodic reporting.
  • Aid the Asset Management Team in annual responsibilities associated with completion of year-end financial reports and audits; maintain relationships with Accounting Staff and third-party auditors.
  • Participate in a support role in transactional asset management activities that support new real estate development projects and portfolio recapitalization activities, including management of documents and recording of restrictions and special requirements during the hand-off process from the Housing Development Team to Asset Management.
  • Cookbook with Accounting, Compliance, and Property Management departments to ensure timely and accurate data for reporting and decision-making.
  • Lead and/or support ad hoc projects for the Asset Management and other departments, as needed.
  • Transfer data into annual reports, budgets, and Real Estate Owned (REO) schedules.
  • Maintain workflow trackers.
  • Organize and maintain electronic and hard-copy files for key documents.

Qualifications

  • Bachelor's degree and at least 2 (two) years of relevant work experience in multifamily or affordable housing acquisitions or preservation, asset management, finance, operations, underwriting, or a related analytical role.
  • Advanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
  • Knowledge of property management and real estate investment management software and applications a plus, including but not limited to: Yardi, MRI, Boston Post, Integratec.
