Area Manager
About the Role
We are looking for an experienced Area Manager to lead a portfolio of approximately 350 homes across five affordable housing communities. This is a hands-on operating role. You will lead and develop the Property Managers responsible for your communities while owning the overall performance of the portfolio.
You will be accountable for occupancy, collections, expenses, compliance, property condition, and the performance of your team. You'll work closely with our Regional Manager, maintenance leadership, and centralized operations teams to solve problems and continuously improve how our properties operate.
Responsibilities
- Lead day-to-day operations across approximately five properties and 350 homes
- Manage, coach, and develop Property Managers and Portfolio Managers, including hiring, performance management, and career development
- Own portfolio financial performance, including budgeting, variance analysis, collections, and expense control
- Drive occupancy and leasing performance and intervene quickly when properties fall behind
- Ensure properties remain compliant with LIHTC, HUD, Section 8, and other applicable affordable housing requirements
- Regularly visit properties and conduct operational, physical, and life-safety inspections
- Work closely with maintenance leadership to improve property condition, unit turns, preventative maintenance, and capital project execution
- Identify underperforming properties or teams and develop clear plans to get them back on track
- Serve as an escalation point for complex resident, employee, and operational issues
- Use portfolio data and operating metrics to identify problems before they become bigger problems
- Report clearly and candidly on portfolio performance to the Regional Manager and senior leadership
Requirements
Affordable housing experience is required for this position. You should have:
- 5+ years of multifamily property management experience
- 2+ years managing multiple properties or supervising Property Managers
- Direct experience operating affordable housing, including LIHTC, HUD, Section 8, or similar programs
- Strong property-level financial skills, including budgeting, variance analysis, and P&L management
- A track record of building, coaching, and holding property management teams accountable
- Strong judgment and the ability to solve operational problems without waiting for someone else to tell you what to do
- Comfort using technology and operating from data
- A valid driver's license and the ability to travel regularly throughout your portfolio
Experience with AppFolio and affordable housing certifications such as CPM, ARM, COS, or similar credentials are helpful but not required.
