Area Manager
About the role
Affordable Housing Area Manager (FT) - Cornerstone Property Managers seeks an experienced Area Manager to oversee properties in the CPM portfolio. This is a Full-Time, Benefitted position.
Responsibilities
- Financial Analysis: Manage properties efficiently and profitably, aligning with company and property owner goals.
- Prepare annual operating budgets.
- Conduct monthly corporate meetings to discuss operational strategies and adjustments.
- Marketing & Quality Leasing: Establish and implement leasing goals, monitor leasing and move-in processes, and develop detailed marketing and retention plans.
- Resident Retention: Enforce retention practices and ensure timely service request follow-ups. Maintain consistent communications with residents.
- Maintenance: Ensure property is fully functional and maintained, implement effective preventative maintenance programs, and manage service request turnaround.
- Supervisory Responsibilities: Hire new staff, facilitate training, and manage a high-quality on-site staff through recruitment, training, motivation, evaluation, and development programs. Augment on-site staff as needed.
- Compliance: Understand and ensure compliance with federal, state, and local regulations, cooperate with area/municipal associations, and conduct property audits.
- Administrative: Conduct routine site inspections, communicate with the VP of Housing, negotiate property contracts, and assist in preparing administrative documents for regulatory bodies.
Requirements
- Education: Associate degree from an accredited college or equivalent Real Estate education. Obtain Accredited Resident Manager (ARM) or Certified Property Manager (CPM) within five years of employment.
- Additional Requirements: Must be a Certified Occupancy Specialist (COS), have C3P Tax Credit and LIHTC certification, and STAR certification.
- Core Competencies: Commitment to the company’s mission, knowledge of financial operations and budgeting, excellent interpersonal, organizational, time management, conflict resolution, and communication skills, computer proficiency in Microsoft Office, ability to manage a flexible schedule, and availability for property emergencies.
Qualifications
- Experience: At least 5 years of relevant experience in affordable housing management.
- Skills: Strong leadership, problem-solving, organizational, and communication skills.
