About the role

True Connection Communities (TCC) is a rapidly growing Senior Housing platform focused on the Active Adult and Independent Living segments. At TCC, every day is an opportunity for all team members to make lasting connections with each other, residents, and residents’ families in a profound and personal way. The Maintenance Director’s primary responsibility is the planning, organizing, and directing of the general maintenance and repair of the Senior Living Community, including preventive maintenance of mechanical equipment systems, repairs and maintenance of resident units, and all common areas. This position also oversees the training and management of Maintenance Technicians and has fiscal responsibility, including purchasing and budgetary management.

Area of responsibility includes 3 communities per week: 3 days in Grace Pointe (Moore, OK), 1 day in Laurel Springs (Mustang, OK), and 1 day at Mon Abri (Edmond, OK).

Schedule

Monday – Friday, 9am – 5pm

Responsibilities

  • Oversee the hiring, training, and managing of all team members in maintenance, including preparing work schedules, conducting training staff meetings, and completing performance reviews.
  • Effectively motivate, discipline, train, and evaluate all team members in the department.
  • Schedule team members in accordance with budget and ensure the department maintains appropriate staffing levels.
  • Ensure team members maintain a safe and sanitary environment that meets local health department, fire marshal, OSHA, and company codes and standards.
  • Maintain regulatory compliance with state fire safety code, health inspections, pool inspections, elevator inspections, and all other applicable regulations.
  • Manage department labor expenses, including minimizing overtime and managing supply expenses to a budget.
  • Assist the Executive Director in the development of department budgets, including service and supply purchasing, labor expenditures, and capital budget needs.
  • Perform preventative maintenance on all mechanical systems as scheduled and ensure all PM data is accurate and recorded in a timely manner.
  • Perform general maintenance work on community equipment, building, and grounds (e.g., equipment repairs, apartment painting).
  • Understand HVAC and other mechanical systems and implement a preventative maintenance (PM) program to properly maintain them.
  • Conduct daily inspections of the building, grounds, and key equipment, and perform necessary maintenance and repairs.
  • Oversee and maintain timely resolution of work orders via the established work order system.
  • Participate in in-service training as required by state regulations.
  • Supervise safety and fire protection and prevention programs, including inspecting equipment and work areas at least weekly.
  • Oversee and implement Safety Committee initiatives related to maintenance.
  • Maintain drawings, plans, and manufacturer warranties and instructions on file.
  • Maintain the general appearance of the building, including assisting with event setup and cleanup at marketing and resident events.
  • Oversee and supervise outside third-party vendors relating to maintenance and grounds services (e.g., landscaping, snow removal).
  • Maintain a service mentality during service calls and while interacting with others onsite.
  • Perform other duties as assigned.

Additional Job Functions

  • Work collaboratively with the Executive Director and other department heads to create a positive, hospitality-oriented atmosphere for all associates and residents.
  • Provide exceptional customer service to residents and visitors, from pleasant greetings to maintaining professionalism in challenging situations.
  • Recognize and foster a sales-oriented culture by participating in and contributing to the sales and marketing efforts of the community, including assisting at events when needed.
  • Work with the Executive Director to effectively train, coach, reward, and discipline staff in a timely manner.
  • Complete all departmental-related reports accurately and on time.
  • Attend and actively participate in company-hosted webinars, on-site meetings, regional meetings, and national meetings as scheduled.
  • Complete all required trainings to maintain appropriate certifications and credentials for the position.
  • Meet with all new residents within the timeframe set by the Executive Director.
  • Participate in the Manager-on-Duty program, including covering weekends on a rotating basis, as assigned by the Executive Director.

Requirements

  • High school diploma or equivalent.
  • 2+ years of experience in maintenance or facilities management.
  • Proficiency in HVAC, plumbing, electrical systems, carpentry, masonry, and small appliance repair.
  • Understanding of health, safety, and building codes, plus the ability to respond to inspections and surveys.
  • Strong skills in diagnosing maintenance problems and resolving issues within budget.
  • Experience working in maintenance with property management, lodging, or Senior Living/Assisted Living/Memory Care is a plus.
  • Ability to direct and motivate teams, delegate tasks, and make staffing decisions.
  • Excellent customer service skills for interacting with residents, families, and prospects, and promoting the community in a positive manner.
  • Comfortable with computers and various software programs.
  • Valid state driver’s license and clean driving record.
