About the role
We are seeking an experienced Project Manager to lead high-end residential construction projects throughout New York City, with a focus on luxury brownstones, townhomes, and complex gut renovations. This is an opportunity to manage highly detailed, design-driven projects from preconstruction through closeout while working directly with sophisticated clients, architects, interior designers, subcontractors, and field teams. The ideal candidate brings strong knowledge of NYC construction, excellent financial and schedule management skills, and the ability to deliver exceptional quality in demanding urban environments.
What You'll Do
- Manage multiple luxury residential construction projects from preconstruction through final completion and closeout.
- Develop and manage project budgets, schedules, forecasts, and cost controls.
- Serve as the primary point of contact for clients, architects, interior designers, consultants, and subcontractors.
- Lead subcontractor procurement, including bid solicitation, scope review, leveling, buyout, and contract management.
- Partner closely with Superintendents and field teams to drive construction progress, maintain quality, and resolve onsite challenges.
- Lead Owner-Architect-Contractor (OAC) meetings and provide clear, proactive project updates.
- Coordinate with architects and design teams to maintain design intent while addressing constructability, budget, and schedule considerations.
- Navigate the complexities of NYC construction, including DOB requirements, permitting, inspections, logistics, occupied buildings, and tight urban sites.
- Anticipate project risks and proactively resolve issues before they impact schedule, budget, or client expectations.
- Maintain a high-touch client experience through strong communication, responsiveness, and expectation management.
- Ensure every project meets the firm's standards for craftsmanship, quality, schedule, and client satisfaction.
What We're Looking For
- 5+ years of construction project management experience.
- Proven experience managing high-end residential, luxury renovation, brownstone, townhouse, or similar complex projects.
- Strong preference for candidates with New York City construction experience.
- Thorough understanding of residential construction means, methods, sequencing, and constructability.
- Experience managing projects with sophisticated architectural and interior design details and finishes.
- Strong knowledge of budgeting, forecasting, cost tracking, scheduling, and change order management.
- Familiarity with NYC DOB requirements, permitting, inspections, and building codes.
- Experience managing subcontractors from bidding and buyout through execution and closeout.
- Strong client-facing communication skills and the ability to confidently lead project meetings.
- Proficiency with construction management tools such as Procore, Bluebeam, MS Project, or similar platforms.
- Ability to manage multiple priorities and stakeholders in a fast-paced, highly detailed construction environment.
Preferred Qualifications
- Experience with NYC brownstone, townhouse, landmark, or historic renovations.
- Experience completing projects in occupied buildings or logistically challenging urban environments.
- Background with a boutique general contractor, luxury residential builder, or high-end construction management firm.
- Established experience working alongside leading architects, interior designers, and specialty trades.
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.

Job Type & Location
This is a Contract to Hire position based out of Long Island City, NY.
Pay And Benefits
The pay range for this position is $30.00 - $50.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
