About the role

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. We prefer candidates with experience in affordable housing programs, including but not limited to: LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds).

Responsibilities

• Property Leasing and Administration
  • Regular/daily onsite attendance is required.
  • Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases.
  • Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up.
  • Complete all leasing paperwork needed before move-in.
  • Assist with lease audits, unit walkthroughs, and turn processes.
  • Maintain accurate prospect traffic and leasing data; respond to prospect leads within 24 hours.
  • Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
  • Perform various administrative tasks as needed.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
  • Contribute to the general upkeep and cleaning of the office, common areas, and model units.
• Marketing & Outreach
  • Assist in implementing the annual marketing plan.
  • Review and complete market surveys/analysis to generate ideas and formulate plans.
  • Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
• Customer & Resident Relations
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.

Requirements

• High School Diploma or Equivalent.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• Regularly required to move about to accomplish tasks or move between worksites, communicate with others, and repeat motions involving wrists, hands, and/or fingers.
• Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, or step stools and remain stationary for prolonged periods (standing or sitting).
• Occasionally required to adjust position, move in tight or confined spaces, work overhead, reach, lift or move objects up to 25 lbs in all directions.
• Operate machinery, power tools, vehicles, or golf carts.
• Assess accuracy, neatness, and thoroughness of assigned work; inspect objects.
• Work overtime, weekends, or night hours (emergencies).
• Work in extreme temperatures, outdoor environments (precipitation, wind), or small/enclosed spaces.
• Exposure to hazardous chemicals and traverse flat/non-flat terrain.

Pay

Salary Range: $20 per hour to $21 per hour. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable.
