About the Role

As the Workplace Operations & Facilities Manager, you will lead your region's efforts to ensure Compass International Holdings’ offices are a great place to work and all of our customers receive the hands-on support they need. You’re a strategic, proactive, and detail-oriented leader who can secure buy-in from different departments and execute plans effectively. This role oversees facilities services, amenities, maintenance, repair, and asset management across a portfolio of buildings within a territory. You will manage relationships with third-party providers for facilities-related work, including projects, and maintain base building property manager relationships, acting as the lease representative for each building in the portfolio.

Responsibilities

  • Act as the single point of contact for both regional teams and vendors within a portfolio (30%).
  • Develop a robust network of vendors across all trades to service Compass facilities; manage vendor service contracts and monitor performance (15%).
  • Oversee and manage post-lease and construction aspects of new expansion offices, ensuring readiness before the first day of business, including all lease, equipment, and service contracts (10%).
  • Serve as the point of escalation for large facility maintenance emergencies (15%).
  • Assist in developing and maintaining the Workplace/Facilities budget (5%).
  • Oversee all property insurance claims and related work (5%).
  • Manage approved project/CapEx budgets related to workplace operations and ensure vendor payment (5%).
  • Provide prompt responses to requests from clients, building tenants, and occupants, ensuring every office delivers the best possible in-office experience (5%).
  • Improve processes, documentation, and system tools for building safety and security, partnering with third-party security providers and internal security personnel (5%).
  • Enforce protocols for health and safety plans, building and employee handbook regulations, and office practices for all individuals onsite (5%).

Requirements

  • 3–5 years of experience in facilities or Workplace Operations management.
  • Minimum of 3 years of experience managing suppliers and vendors with contract management.
  • Minimum of 3 years of project management experience.
  • Familiarity with lease operations language and execution.
  • Working knowledge of commercial MEP systems, including HVAC, plumbing, fire and life safety systems, and electrical distribution networks.
  • Excellent communication, organization, and writing skills.
  • Ability to work independently or as part of a team.
  • Proficiency in ZenDesk.
  • Ability to perform low-level physical tasks, such as conducting job site walkthroughs, office audit walks, and moving/lifting supplies (up to 25 lb).
  • Willingness to travel 25%–30% of the time.
