VP of Real Estate Development, Alpha (Remote) - $200,000/year USD
About the Role
Alpha is constructing a nationwide school network engineered to condense a complete day of instruction into two intensive hours powered by AI. This model succeeds only if the expansion engine is as disciplined as the educational product. This role is designed to deliver that outcome. You will control the entire lifecycle of new school sites—from undeveloped real estate to fully functioning campuses—while simultaneously building the infrastructure that makes each successive launch faster, more streamlined, and increasingly reliable.
This is not conventional development work. You are not here simply to oversee projects. You are here to remove barriers to growth. That requires making decisive calls on site suitability, intervening directly in permitting and construction challenges, negotiating terms with vendors, and pushing timelines with urgency. Simultaneously, you will deconstruct every stage of this process into structured, AI-enabled workflows that minimize manual intervention and sharpen forecast precision over time. Responsibilities
- Execute high-stakes site evaluations by assessing zoning, permitting, cost, and timeline viability through structured and AI-supported analysis
- Manage multiple concurrent school construction projects, directing construction managers, clearing obstacles, and guaranteeing on-time, on-budget completions
- Produce clear, actionable capital project proposals that secure stakeholder alignment on scope, budget, and delivery approach
- Direct vendor selection, RFP processes, and contract negotiations with emphasis on velocity, quality, and financial discipline
- Deconstruct expansion workflows into discrete work components and create AI-powered systems that shorten timelines and enhance predictability
- Direct the complete expansion lifecycle of new school locations by delivering operationally ready campuses on reliable schedules while systematically reducing time, cost, and risk through AI-enabled systems
What You Won’t Be Doing
- Operating as a passive coordinator dependent on contractor or partner status updates
- Limiting yourself to a single phase (e.g., site selection or construction alone) without accountability for end-to-end delivery
- Depending on manual, improvised methods that restart from scratch with every new site
- Escalating challenges without directly intervening to resolve permitting, design, or construction obstacles
- Consuming extended periods aligning stakeholders without forcing a decisive outcome
Requirements
Basic Requirements
- Proven experience leading at least one real estate development or construction project from site selection through opening with full ownership
- Experience managing multiple concurrent builds or capital projects with direct responsibility for timelines, coordination, and issue resolution
- Strong fluency in zoning, permitting, construction, and vendor coordination, with the ability to engage directly with GCs, architects, and regulators
- Demonstrated ability to make tradeoff decisions across cost, timeline, and feasibility with clear, measurable outcomes
- Experience improving or structuring complex operational workflows (e.g., permitting, design coordination, construction execution)
- Demonstrated ability to break complex workflows into structured, repeatable systems and improve them over time
- Evidence of using tools (AI or otherwise) to reduce manual work, accelerate decision-making, or improve execution speed
- High ownership mindset with the ability to operate in ambiguity and drive real-world outcomes
- Willingness and ability to travel up to 60% to active school sites across the US and be on-site during critical phases of development and opening
- Currently located in the US and eligible to work without visa sponsorship

- Track record of improving forecast accuracy and reducing delivery timelines across projects

The compensation level for this role is $200,000 USD/year. The payment period is weekly.
