Responsibilities
- Leadership & Team Development
- Hire, train, supervise, and develop Regional Managers, the Director of Construction and Maintenance, the Director of Training, and other direct reports
- Host weekly one-on-one meetings with each direct report to build individual leadership skills, plus a weekly operations meeting with key leaders and department heads
- Coordinate annual performance reviews and set measurable, SMART goals for each team member
- Cultivate an environment of open communication that supports consistent, best-in-class practices across the portfolio
- Uphold and champion Elliron's core values across every team and property
- Financial & Asset Performance
- Closely monitor the financial performance of each asset to maximize returns
- Complete an executive review of monthly financials before they go to Asset Management or ownership
- Partner with Regional Managers to prepare and approve annual property budgets, and review monthly financials against budget guidelines
- Work with Regional Managers and the Director of Construction and Maintenance to build five-year capital improvement plans for the portfolio
- Monitor monthly collections, receivables, and evictions for properties needing extra attention
- Property Oversight & Quality
- Complete quarterly community inspections alongside each Regional Manager
- Audit every property in the assigned area quarterly, walking the grounds and reviewing administrative procedures for compliance with company policy and applicable law
- Partner with Regional Managers and the Director of Construction and Maintenance on ongoing community safety programs
- Help resolve escalated resident conflicts alongside Regional Managers as needed
- Oversee the Director of Construction and Maintenance's review, approval, and completion of capital projects
- Strategic & Vendor Relationships
- Act as the liaison between ownership (or ownership's representative) and property management
- Establish and maintain national vendor contracts to secure the best pricing in the market, and build relationships with new vendors and suppliers
- Support the investigation and feasibility review of potential new acquisitions
- Partner with Asset Management and ownership on business development efforts to grow the portfolio
- Conduct property tours with current and prospective investors or owners
- Stay current on local, state, and federal issues affecting property management, and recommend policy updates to align with the company's strategic direction
Requirements
- Bachelor's degree in Business Management or equivalent industry certification preferred
- CPM or CAPS candidate preferred
- Ten or more years of property management experience, including a demonstrated track record leading high-visibility or performance-challenged properties
- Proven ability to manage multiple assets under varying conditions; renovation experience preferred
- Proficiency in Microsoft Word, Excel, and property management software (Yardi preferred)
- Advanced understanding of landlord-tenant law and applicable city-specific regulations
- Working knowledge of OSHA, Fair Housing, ADA, and EPA standards as they relate to property management
- Strong leadership, team-building, and motivational skills, with excellent written and verbal communication
- Experience preparing and analyzing financial data, budgets, and market surveys
- High energy, self-motivated, and comfortable prioritizing multiple deadlines in a fast-paced environment
- Reliable transportation and a valid driver's license; some travel required
