About the role

We are seeking an experienced Vice President of Operations to lead the operational and financial performance of a designated multifamily portfolio. This role will oversee day-to-day operations across multiple properties, improve occupancy and revenue performance, maximize Net Operating Income through budget oversight and cost control, and develop a high-performing property management team. The ideal candidate will be a strategic multifamily operator with strong financial acumen who can balance portfolio-level strategy with hands-on property visits, operational oversight, team development, property transitions, and performance improvement.

Responsibilities

  • Direct daily operations across a multi-site multifamily portfolio.
  • Monitor occupancy, revenue, resident satisfaction, maintenance, leasing, and customer service performance.
  • Conduct regular property visits and physical inspections.
  • Evaluate property conditions, curb appeal, maintenance, leasing performance, and staff execution.
  • Lead due diligence, transition planning, and stabilization of newly acquired properties.
  • Build, review, and approve annual operating budgets.
  • Analyze property-level financial statements, NOI, and operating metrics.
  • Identify financial variances and implement corrective actions.
  • Develop cost-control strategies to improve portfolio profitability and NOI.
  • Review and approve capital expenditure requests.
  • Negotiate regional vendor contracts.
  • Prepare operational and financial reports for executive leadership and ownership.
  • Recruit, hire, train, and develop Property Managers and Regional or Assistant Managers.
  • Conduct performance evaluations.
  • Manage performance and disciplinary matters in partnership with Human Resources.
  • Build a high-accountability and high-performance culture.
  • Develop and implement standardized operating procedures.
  • Improve leasing, maintenance, resident retention, and vendor procurement processes.
  • Partner with marketing teams on leasing velocity, pricing, lead conversion, occupancy, and revenue strategies.
  • Oversee large-scale renovation and value-add initiatives.
  • Ensure compliance with Fair Housing requirements.
  • Maintain compliance with applicable landlord-tenant regulations and OSHA standards.
  • Handle escalated resident relations and high-risk issues.
  • Coordinate with legal counsel and HR regarding lease enforcement, evictions, and other legal matters.

Qualifications

  • Bachelor's degree in Business Administration, Real Estate, Finance, or a related field.
  • 10+ years of progressive multifamily property management experience.
  • At least 3 years of multi-site, regional, or portfolio-level leadership experience.
  • Strong experience managing multifamily property operations and financial performance.
  • Proven P&L, budgeting, NOI, and cost-control experience.
  • Strong leadership and team-development capabilities.
  • Experience with property management systems such as Yardi, RealPage, Entrata, or AppFolio.
  • Advanced Excel skills.
  • Strong understanding of multifamily leasing, maintenance, resident retention, vendor management, and compliance.
  • Experience with property acquisitions, due diligence, transitions, stabilization, or value-add projects preferred.
  • CPM, CAM, or CAPS certification preferred.
  • Ability to travel between portfolio properties.
