Vice President of Operations & Asset Performance
About the role
By the Sea Resorts is hiring a Vice President of Operations & Asset Performance to drive disciplined execution across a Panama City Beach hospitality portfolio. This is an execution seat—measured by outcomes in asset condition, margin expansion, labor discipline, maintenance performance, and operational control.
Responsibilities
The successful candidate will be responsible for delivering a range of outcomes, including:
- Delivering a 5-Year CapEx Roadmap within 90 days
- Implementing a repeatable annual CapEx planning process and governance cadence
- Establishing preventative maintenance discipline across the portfolio
- Stabilizing engineering operations and setting clear KPIs for engineering performance
- Standardizing housekeeping productivity and building data-driven labor models
- Improving portfolio GOP margins through operational efficiencies
- Implementing vendor contract governance and reducing "contract creep"
- Enforcing GM accountability and leading structured monthly GM performance reviews
- Driving a culture of structured execution and transitioning the organization from reactive management to disciplined operating control
- Assisting ownership in renovation and repositioning oversight
- Strengthening restaurant performance and implementing F&B discipline
Requirements
The ideal candidate will have:
- 10+ years of experience in hotel operations with increasing leadership scope
- Multi-property leadership experience (regional/area operations; multi-unit oversight)
- Demonstrated ability to improve margins through labor, maintenance, and operational controls
- Proven experience implementing maintenance discipline and operational standardization
- Strong financial acumen: budgeting, forecasting, labor management, variance control
- Willingness to travel regularly across multiple properties
Qualifications
Preferred qualifications include:
- Turnaround experience stabilizing underperforming hotels
- Renovation/transition oversight experience (phased work, re-openings, repositioning)
- Strong F&B operational discipline background (where restaurants are material)
Working Style / Expectations
This is a field-forward role that requires a strong presence in assets, visibility to teams, and accountability for outcomes. The successful candidate will be expected to maintain a clear operating cadence, including weekly KPI rhythm, monthly GM reviews, and quarterly asset performance reviews. A partnership-driven but firm approach is required, with the ability to collaborate where appropriate and enforce standards when necessary.
