About the role
You will be responsible for the financial performance and overall management of a portfolio of commercial office properties within the US.
Job Responsibilities
- Create and execute asset management strategies and plans for your specific office assets, including leasing/marketing strategies to increase asset occupancy, drive tenant retention, optimize Net Operating Income, and maximize asset values.
- Create and implement Asset Enhancement Initiatives (AEI) and marketing strategies to drive leasing and enhance the value of the assets, while working with the internal project management team providing oversite to such capital projects.
- Manage and develop the Asset Management team, ensuring effective execution of asset strategies and portfolio performance objectives.
- Negotiate and structure binding lease agreements in conformity with Mapletree’s leasing strategy, by performing analysis of lease proposals and managing the approval process with internal management committees and lender(s), as necessary.
- Coincide with the internal property management group and the onsite property managers during CAM (Common Area Maintenance) financial reconciliations and provide oversight on any tenant financial audits where necessary.
- Develop, manage and implement annual property budgets with internal and external property management teams, including forecasts for leasing, operating expenses, real estate taxes, and capital expenditures.
- Work closely with both internal and external property management teams to ensure assets are properly maintained, managed, and maintain compliancy with regulations and applicable laws.
- Manage the Portfolio Management team to provide thorough and accurate portfolio analytics/reporting and provide recommendations to leadership on portfolio strategies which maximize value for the entire office portfolio.
- Other responsibilities include managing market intelligence and collating market / industry information to ensure competitiveness of the Company’s products and services.
- Aid in preparation and maintenance of financial reports and variance analysis, preparation and monitoring of budgets, and financial modeling of assets for the portfolio.
- Recommend divestment opportunities and manage the sale process.
- Lead the evaluation and underwriting of new investment opportunities associated with a potential new office fund.
- Investor & Lender relations – Support investor/lender relations to ensure timely and thorough responses are provided to periodic questions.
Job Requirements
- Degree in Real Estate, Building, Business, Finance, Engineering or its equivalent
- 15+ years’ experience directly in commercial office asset management
- Proven experience managing a portfolio of office assets across multiple geographies
- Deep understanding of the Asset Manager role including experience in negotiating and analyzing complex leases, implementing repositioning and redevelopment projects, and reviewing financial reports
- Data-driven individual that can leverage analytics and synthesis skills to develop strategic plans that inform business decisions and achieve financial returns
- Strong collaborator with the ability to work in cross-functional teams with external partners including development, construction, and design professionals and internally with peer teams
- A consensus builder possessing the ability to work in a team environment managing projects and influence other investment professionals
- Excellent interpersonal skills, and the ability to work independently in a fast-paced environment
- Strong Argus and Excel experience

Compensation Data: $200,000 - $250,000
