About the role
The Senior Manager, Realty Project Management and Development, leads the end-to-end lifecycle of land development projects for new store and club locations. This role oversees project scopes, schedules, budgets, and capital approvals while managing entitlement, permitting, and regulatory strategies. The position requires collaboration with external partners and internal teams to ensure timely and compliant project delivery. Additionally, the role focuses on mentoring project management staff, driving process improvements, and providing strategic guidance to senior leadership to support business objectives and operational excellence.
About the team
The New Store Design & Development team transforms Walmart’s growth strategy into action by leading new store and expansion projects from early development through construction readiness. This team collaborates with Real Estate, Construction, Store Planning, Utilities, Legal, Finance, consultants, and contractors to address complex development challenges, mitigate risks early, and maintain project momentum. Known for a practical, construction-focused approach, the team emphasizes building faster, more consistent, and scalable solutions to deliver Walmart’s next generation of stores efficiently and effectively.
Responsibilities
- Oversee the full lifecycle of land development projects, including site due diligence, capital approval, permitting, construction, and grand opening.
- Develop and manage project scopes, schedules, and budgets aligned with business objectives and market timelines.
- Lead entitlement and permitting strategies, coordinating with architects, engineers, and regulatory authorities to secure approvals.
- Manage external partners and negotiate development agreements and contracts in collaboration with legal and real estate teams.
- Communicate project status, risks, and recommendations to senior leadership using data-driven analysis.
- Mentor project management staff and implement process improvements to enhance development efficiency and governance.
Requirements
- Bachelor's degree in civil engineering, construction management, architecture, real estate development, land development, or related area, or equivalent practical experience.
- 5 years’ experience in commercial real estate development, land development, or large-scale capital project management.
- Experience managing end-to-end development projects, including due diligence, entitlements, permitting, construction oversight, and stakeholder coordination.
- Experience managing multi-year development timelines with significant capital investment.
Preferred Qualifications
- Advanced degree in civil engineering, architecture, real estate development, or related area.
- Experience in public entitlement processes, including zoning, variance, and environmental review.
- Experience with project management and development tracking tools.
- PMP, CCM, or PE licensure.
- Supervisory experience leading cross-functional project teams.

Pay
The annual salary range for this position is $80,000.00 - $155,000.00. Additional compensation includes annual or quarterly performance bonuses and stock for certain positions.
