Turn Supervisor

About the role
The Turn Maintenance Supervisor is responsible for scheduling, quality control, and the change of occupancy for housing units between residents. This role involves supervising employees and contractors related to turning homes, scheduling all homes in turn, assigning inspectors and contractors, ensuring contract compliance, maintaining safety, and providing training procedures. The Supervisor collaborates daily with work order technicians, Community Management, and Leasing staff to ensure homes are returned in a uniform and acceptable condition ready for occupancy.
Responsibilities
- Work directly with team members and vendors to diagnose, assess, and assign repair issues including electrical, plumbing, HVAC, appliances, water intrusion, tile, carpet, walls, flooring, interior and exterior painting, and cleaning.
- Ensure the exterior of homes and yards, including adjacent landscape, are addressed.
- Maintain service records and follow up on unresolved customer service issues to ensure resolution.
- Prioritize and manage daily workload to ensure successful completion.
- Maintain policies and procedures to ensure efficiency of the Turn Staff, quality of vendor service, response times, inspections, and scheduling necessary to meet all delivery targets.
- Perform other duties as assigned.
Requirements
- Technical experience in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air-conditioning.
- Proven ability to lead a team and deliver quality service.
- Must pass background investigation and drug test screening.
- High School Diploma or GED.
- Valid Driver’s License and acceptable driving record.
- All specific certifications required by law.
- Must successfully complete all required courses, classes, and training provided by MMS.
Skills
- Experience operating computer systems to maintain and track service tickets, inventory, and maintenance records.
- Ability to maintain and understand contracts.
- Proficiency in using site database reporting systems and providing daily email communication.
- Proficient in Microsoft Excel.
- Ability to work in a fast-paced, customer service-oriented environment.
- Ability to perform duties under pressure and meet deadlines in a timely manner.
- Strong problem-solving skills.
- Ability to interact professionally and pleasantly with co-workers, vendors, residents, guests, and the public.
Working Conditions
- Must be able to work 40 hours per week; occasional overtime may be required.
- Exposure to dust, fumes, solvents, adhesives, variable lighting conditions, and noise in a maintenance environment.
- Must be able and eligible to drive a company vehicle for completing resident service requests, picking up replacement parts and supplies, and inspecting grounds.
Pay
$28.00 - $30.00 per hour.
