TSA - Director of Facilities - HVAC & Mechanical Services

Full-time position with a salary range of $93,100 - $148,800.

About the Role

The Director of HVAC & Mechanical Services is the senior-most HVAC position responsible for the strategic leadership, operational reliability, and performance of all HVAC equipment, Building Automation Systems (BAS), and energy management systems for all Tampa Sports Authority facilities, including Raymond James Stadium, Golf Courses, Tournament Sportsplex, and Fieldhouse.

This role involves managing, coordinating, and supervising HVAC staff and contractors to ensure efficient day-to-day operations while supporting daily activities and events. The Director will also assist in developing and implementing operational policies and procedures to promote efficiency, service quality, and a safe work environment. Travel to all Tampa Sports Authority properties is required.

Responsibilities

• Oversee day-to-day operational policies and procedures for the HVAC Department, including planning, organizing, scheduling, and assigning work at all TSA facilities.
• Ensure high-quality service to tenants by overseeing HVAC Department goals and staff performance.
• Identify, assign, approve, and participate in repairs, preventative maintenance, calibration, testing, and troubleshooting of HVAC, refrigeration, life safety, and BMS control systems.
• Maintain, schedule, and operate mechanical, refrigeration, BAS control systems, and equipment; support staff in diagnosing and correcting failures.
• Plan and estimate repair costs for mechanical and control systems; coordinate with other departments on plumbing, electrical, and fire monitoring systems.
• Participate in interviewing, hiring, training, coaching, and developing HVAC staff and contractors.
• Develop and implement formalized training and education programs for the HVAC – Mechanical Services Department.
• Conduct regular facility inspections of mechanical systems, BAS, energy management, and life safety systems; share findings with senior leadership.
• Review and recommend equipment, supplies, and materials for HVAC services.
• Coordinate departmental participation in the automated preventive maintenance program and ensure compliance with CMMS across all TSA facilities.
• Attend internal and external meetings, participate in employee committees, and conduct staff meetings to improve service and operations.
• Act as a liaison with outside organizations, contractors, and vendors for HVAC and mechanical services.
• Write bid specifications, create requisitions, and review/approve staff schedules, purchases, and contractor invoices.
• Participate in budget meetings and verify proper coding of department requisitions for accurate accounting.
• Provide event support and feedback on event preparations as needed.
• Lead continuous improvement and team-building efforts; conduct performance evaluations and professional development programs.
• Conduct internal investigations and administer discipline as required.
• Support planning, analysis, and oversight for facility capital, construction, and renovation projects.
• Develop industry relationships and stay abreast of innovations to improve efficiency and reduce operating costs.
• Ensure a safe, harassment-free work environment compliant with OSHA standards and ADA regulations.
• Maintain facility records using technology for reporting and information management.
• Perform other duties, special projects, and responsibilities as assigned.

Requirements

• Knowledge of administrative and operational rules, procedures, and programs within the operations department.
• Willingness to be on-call and work irregular schedules, including evenings, weekends, and holidays.
• Ability to diagnose HVAC equipment using laptops and handheld devices.
• Proficiency in reading and understanding mechanical and electrical drawings, diagrams, and schematics.
• Strong interpersonal skills to interact professionally with employees, clients, vendors, and the public.
• High public image and positive attitude when serving customers.
• Ability to monitor and ensure accuracy of contract vendor services and billings.
• Exceptional organizational and motivational skills.
• Knowledge of CPR and ability to use an AED.
• Excellent oral and written communication skills in English.
• Physical ability to walk or stand for long periods, work in high places, lift over 50 lbs., and work in non-conditioned environments.
• Valid driver’s license and ability to operate mechanical and powered maintenance equipment, including forklifts and scissor lifts.
• Thorough knowledge of building HVAC and mechanical systems operation and maintenance.

Qualifications

• Minimum: High school graduate or equivalent GED with completion of an accredited two-year technical education program. Work experience may substitute at a rate of two years of experience for one year of technical school.
• Eight years of experience in operation, maintenance, and repairs of HVAC and mechanical systems.
• Three years of supervisory experience in a large public venue.
• Thorough knowledge of HVAC and mechanical systems maintenance and repairs in a large public venue.
• Must obtain and maintain a universal EPA certification within twelve months of hire.
• Thorough knowledge of computer systems and software.
