Job Functions
- Aid in the creation of bid packages, distribute bid documents, and address bid-related inquiries with trade partners efficiently.
- Create, manage, and update Submittal Log and Request for Information (RFI) communications and related workflows promptly.
- Update, maintain, and disseminate construction documents such as drawings, specifications, and safety documents to all necessary parties.
- Manage document control of critical information including bid packages, permits, submittals, RFIs, change orders, contracts, insurance certificates, safety documents, schedule updates, and daily logs.
- Support the close-out process by creating and managing punch lists. Compile and distribute close-out documents like warranties, as-built drawings, and operation and maintenance manuals.
- Evaluate trade partner quotes based on cost and scope completeness. Facilitate trade partner pricing, proposal generation, and solution development for project team approval.
- Communicate effectively with team members, trade partners, and clients to build strong working relationships.
- Identify potential issues or risks and collaborate with the project team to develop and implement solutions.
- Schedule and conduct post-bid interviews to verify scope, schedule, and cost, leading to the selection of appropriate trade partners.
- Review and track initial safety requirements and construction safety documents alongside the project team.
- Assist in preparing and distributing commitments/subcontracts within 30 days of project award and execution of the prime contract.
- Ensure all trade partners have a signed subcontract agreement and the correct insurance certificate on file before starting work, and monitor future compliance.
- Participate in pre-construction activities including constructability, logistics, and schedule considerations.
- Engage in the permitting and inspection process.
- Participate in financial activities to gain knowledge and understanding of the project budget.
- Review and approve invoices in a timely manner as a tier-1 reviewer.
- Manage and resolve scope and cost conflicts throughout the project.
- Create and distribute change orders quickly and accurately.
- Update the project schedule as needed by the project team.
- Create and distribute meeting agendas and minutes as determined during the project start-up meeting.
Qualifications
- Experience or interest in construction management.
- Procore experience, preferred.
- Excellent communication skills, both verbal and written.
- Ability to understand and utilize technology in the field.
- Flexibility to travel as project demands.
