About the role

The Senior Project Manager assumes a leadership role on individual projects of larger size or greater complexity, and may supervise other Project Managers. Accountable for performance and project completion to ensure adherence to Contract Documents and to exceed Owner expectations. Provides guidance to assigned Project Teams and acts as the leader for these teams in some instances.

Responsibilities

  • Champion “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers
  • Ensure “Constructing with Integrity” is delivered by working with honesty, unity, safety, and quality of work
  • Work with Layton’s “Two in the Box” application alongside a Senior Superintendent to ensure successful project delivery and strengthen client relationships
  • Supervise Project Teams and provide advice and counsel regarding project management techniques, adherence to plan specifications, company culture, and procedure
  • Be directly responsible for projected costs and profits for each assigned project
  • Assist in the preparation of estimates for the project and actively participate in negotiating a project’s prime contract; prepare project budget
  • Lead the project team in preparing the Project Management Plan (PMP)
  • Participate in value engineering services as appropriate
  • Organize and hold pre-construction planning and pre-mob meetings
  • Participate in the successful negotiation of all project subcontracts; obtain permits and resolve other regulatory requirements as necessary
  • Prepare a project schedule and develop milestones necessary to successfully complete the project in concert with the Project Superintendent
  • Obtain and review Contract Documents and determine their completeness and consistency
  • Plan the successful execution of the construction contract
  • Manage project materials and equipment procurement within the project budget and consistent with the project delivery schedule
  • Regularly visit the project site and monitor quantity, costs, safety, quality, and schedule performance with the Project Superintendent & Project Manager
  • Negotiate owner and subcontractor change orders and manage the resulting cost and profit impact
  • Control the payment of job costs based on document review and approval and coordinate with the job cost accountant for payments and lien releases
  • Coordinate all final close out procedures for the project including as-built drawings, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation
  • Hold post completion project review and provide Estimating & Marketing with information for their database
  • Participate in the project’s 11-month warranty walk-through with the owner and maintain owner relations

Qualifications

  • Bachelor’s degree in civil engineering, construction management or related field, or the equivalent education and experience
  • Minimum of eight years project management experience in Mission Critical construction projects
  • Experience managing complex projects
  • Ability to work effectively as a team member and delegate to other team members to achieve organizational and customer goals
  • Skilled at making verbal and written presentations and communications with others
  • Understands estimating concepts to verify bids, understand market rates, and process change orders
  • Understands contractual language and concepts and knows how to protect the company while providing quality service to the client
  • Working knowledge of construction laws and practices
  • Understands building codes and other design requirements as well as plans, blueprints, and specifications
  • Excellent written and oral communication skills; ability to resolve problems and issues with co-workers, owners, and subcontractors
  • Excellent negotiation skills and at least one year experience in negotiating contracts
  • Maintains normal standards of ethics, conduct, and organizational policies in job-related activities
