About the role

The Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. This role also handles the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities

• Regular/daily onsite attendance is required.
• Clean, remove trash, and perform general maintenance of grounds, residential areas, make-ready units, and common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Ensure all necessary repairs and replacements for community common areas and units.
• Daily clean-up of the exterior of the community, including grounds, breezeways, and all common areas.
• Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
• Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs.
• Follow Asset key policies and maintain a well-organized, adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
• Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
• Participate in unit inspections as requested.
• Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
• Utilize property resources, equipment, and supplies economically.
• Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
• Manage excellent customer service and monitor service request turnaround and responsiveness.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Ensure consistency in dealing with residents on all matters.
• Enforce community policies as delegated by the immediate supervisor.

Requirements

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• Regularly ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like.
• Frequently communicate with others to exchange information, repeat motions involving wrists, hands, and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts.
• Assess the accuracy, neatness, and thoroughness of assigned work; work overtime, weekends, and night hours (emergencies).
• Frequently move in different positions to accomplish tasks in various environments, including tight and confined spaces, work in overhead positions, and reach.
• Move about to accomplish tasks or move from one worksite to another; adjust or move objects up to 100 lbs. in all directions; lift and place objects up to 100 lbs.
• Work in outdoor environments such as precipitation and wind; work in small and/or enclosed spaces; be exposed to hazardous chemicals.
• Occasionally remain in a stationary position, often standing or sitting for prolonged periods; work in extremely low or high temperatures; traverse flat and non-flat terrain.

Pay

Salary Range: $18 per hour.

Compensation decisions consider skill set, background, training, and certifications. The offer is dependent on the individual’s relevant experience for the role.
