About the role

The Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. This role also handles the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities

  • Regular/daily onsite attendance is required.
  • Clean, remove trash, and perform general maintenance of grounds and residential areas, including make-ready units and common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Daily clean-up of the exterior of the community, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community as delegated by the immediate supervisor.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like.
  • Frequently required to communicate with others to exchange information, repeat motions involving wrists, hands, and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts.
  • Frequently required to move in different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position, reach, move about to accomplish tasks, adjust or move objects up to 100 lbs. in all directions, lift and place objects up to 100 lbs.
  • Work in outdoor environments such as precipitation and wind, work in small and/or enclosed spaces, be exposed to hazardous chemicals, identify and inspect objects.
  • Occasionally required to remain in a stationary position, often standing or sitting for prolonged periods, work in extremely low or high temperatures, and traverse flat and non-flat terrain.
  • Ability to work overtime, weekends, and night hours (emergencies).

Pay

Salary Range: $16 per hour.
