About the role
The Turn Help role at Asset Living involves assisting in property maintenance processes, including corrective, preventative, routine, and cosmetic maintenance. Responsibilities also include the make-ready process, responding to resident/management requests, and ensuring all necessary repairs and replacements are completed.
Responsibilities
- Regular/daily onsite attendance required
- Clean, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Perform daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Understand and follow Asset key policies
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Avoidance of hazardous chemicals, identify and inspect objects
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Requirements
- High School Diploma or Equivalent
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Ability to understand and perform all onsite software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like
- Communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts
- Work in an overhead position and reach, move about to accomplish tasks or move from one worksite to another, adjust or move objects up to 100 lbs. in all directions, lift and place objects up to 100 lbs.
- Work in outdoor environments such as precipitation and wind, work in small and/or enclosed spaces, be exposed to hazardous chemicals, identify and inspect objects
Qualifications
