The Turn Help role is a temporary position at Asset Living, a third-party management firm dedicated to fostering thriving communities. Asset Living, founded in 1986, has grown into a trusted ally in real estate, known for its workplace culture and growth opportunities.

Essential Duties & Responsibilities

• Regular/daily onsite attendance required
• Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
• Ensure all repairs and replacements necessary for community common areas and units
• Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
• Understand and follow Asset key policies
• Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
• Apart from the Maintenance Supervisor, assist in maintaining the hazard communications program; teach and promote safe work practices
• Participate in unit inspections as requested
• Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
• Utilize property resources, equipment, and supplies economically
• Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
• Manage excellent customer service and monitor service request turnaround and responsiveness
• Project a favorable image of the community to achieve property objectives and public recognition
• Ensure consistency in dealing with residents on all matters
• Enforce policies of the community that the immediate supervisor delegates

Education/Experience

• High School Diploma or Equivalent
• Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
• Ability to understand and perform all onsite software functions; basic computer skills required
• Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

• Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like
• Communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness and thoroughness of the work assigned, be able to work overtime, weekends, and night hours (emergencies)
• Frequent standing or sitting for prolonged periods, work in extremely low or high temperatures, and traverse flat and non-flat terrain
• Occasionally required to remain in a stationary position, often standing or sitting for prolonged periods, work in extremely low or high temperatures, and traverse flat and non-flat terrain

Salary Range

$16 per hour to $16 per hour
