About the role

Essential Duties & Responsibilities
- Regular/daily onsite attendance required
- Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Understand and follow Asset key policies
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Apart from the Maintenance Supervisor, assist in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Education/Experience
- High School Diploma or Equivalent
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Ability to understand and perform all onsite software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like
- Communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness and thoroughness of the work assigned, be able to work overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for prolonged periods, work in extremely low or high temperatures, and traverse flat and non-flat terrain
- Occasionally required to remain in a stationary position, often standing or sitting for prolonged periods, work in extremely low or high temperatures, and traverse flat and non-flat terrain
Salary Range
$16 per hour to $16 per hour
