We need to output HTML fragment with sections: About the role? The description includes location and overview. We need to use

for section headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections when posting has real specific content. We must not repeat job title as heading. No Job ID etc. Remove boilerplate (EEO, legal, scam warning, application instructions). Also remove duplicated lines. We need to preserve all substantive info. Let's parse content: - Description: "Located in the heart of Silicon Valley, Gensler's San Jose office is a dynamic center for innovation, technology, and design excellence. Our multidisciplinary teams partner with leading organizations to deliver transformative projects across Core & Shell, Advanced Technology, Mixed-Use, Critical Facilities, Education, and Workplace environments. As a Technical Director, you will provide technical leadership within our Core & Shell and Advanced Technology practice, guiding complex projects from pursuit through construction. You will be a trusted advisor to clients and project teams, bringing deep expertise in building systems, envelope design, and project delivery while ensuring design intent is realized through technically sound, high-performing solutions. This role is ideal for a collaborative leader who combines exceptional technical knowledge with strong communication, presentation, and relationship-building skills. You understand how to navigate complex project challenges, align stakeholder priorities, and drive teams toward successful outcomes. Working closely with designers, architects, consultants, and clients, you will help shape project strategy, advance technical excellence, and support business development efforts across a diverse portfolio of project types and scales. You will also play a key role in mentoring emerging talent, fostering professional growth, and strengthening technical expertise throughout the studio. The successful candidate is a proactive and collaborative professional with a comprehensive understanding of the architectural process, from pursuit and proposal development through construction administration. They bring a passion for design, a commitment to technical rigor, and a proven ability to lead teams in delivering innovative, high-quality projects." That's overview and role description. Could be "About the role" section. Then "What You Will Do" list of responsibilities: bullet list. Then "Your Qualifications" list: Active California Architect license required; Professional degree in Architecture required; 15+ years progressive architectural experience, including leadership of complex Core & Shell, Advanced Technology, and base-building projects; Deep expertise in building envelope systems, façade detailing, curtain wall design, thermal performance, and exterior enclosure assemblies; Extensive experience leading construction documentation, bid review, construction administration, field observation, and project delivery through completion; Strong knowledge of building codes, regulatory requirements, specification writing, construction contracts, and building systems, including roofing, waterproofing, and exterior enclosures; Proven ability to lead multidisciplinary teams, communicate effectively with clients and stakeholders, and manage multiple priorities in a fast-paced environment; Passion for mentoring and developing talent while promoting technical excellence across project teams; Advanced proficiency in Revit and AutoCAD; experience with Bluebeam Revu and Microsoft Office Suite preferred; LEED accreditation preferred. Then "Preferred Experience" list: Builds trusted relationships with design firms, clients, and executive stakeholders; Partners effectively with leadership teams across professional services, technology, and financial services organizations; Facilitates complex stakeholder discussions and drives alignment around project goals and strategic decisions; Mentors and develops emerging professionals, fostering technical excellence and leadership growth. Then "To be considered for this position, candidates must submit a resume and relevant work samples showcasing their technical expertise and project experience" – that's application instruction; we should remove application instructions per rule. So we drop that line. Then "The annual base salary will be estimated to be between $145,000 to $175,000." That's Pay info. Then "Gensler’s total compensation package is multi-layered and includes a base salary, two annual bonuses paid in December and June, an Employee Stock Ownership Plan (ESOP), and profit sharing." That's Benefits? Could be Benefits section. Then "Life at Gensler" paragraph about benefits: "Our comprehensive benefits include medical, dental, vision, disability, wellness programs, flex spending, paid holidays, and paid time off. We also offer a 401k, profit sharing, employee stock ownership, and twice annual bonus opportunities. Our annual base salary range has been established based on local markets. As part of the firm’s commitment to licensure and professional development, Gensler offers reimbursement for certain professional licenses and associated renewals and exam fees. In addition, we reimburse tuition for certain eligible programs or classes. We view our professional development programs as strategic investments in our future." That's Benefits and maybe also Pay? Already have Pay. We need to decide sections: About the role (overview), Responsibilities (What You Will Do), Qualifications (Your Qualifications), Skills? Could combine Preferred Experience as Skills? Or maybe separate Skills section for technical skills (Revit, AutoCAD, Bluebeam, MS Office, LEED). But we can include Skills as part of Qualifications or separate. The instruction: Use headings for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). We can include Skills if there is specific content. We have technical skills: Revit, AutoCAD, Bluebeam Revu, Microsoft Office Suite, LEED accreditation preferred. That's Skills. We also have "Preferred Experience" which could be considered Skills or maybe Qualifications? It's more about soft skills/relationship building. Could be Skills as well. We'll put them under Skills. We need Benefits: medical, dental, vision, disability, wellness programs, flex spending, paid holidays, paid time off, 401k, profit sharing, employee stock ownership, twice annual bonus opportunities, reimbursement for professional licenses, tuition reimbursement. Pay: annual base salary $145,000 to $175,000. Schedule: Not mentioned, so we should NOT include Schedule section. Requirements: Could be same as Qualifications? The instruction includes Requirements as possible heading. But we have Qualifications heading; we could use Qualifications for mandatory requirements, and maybe Requirements for something else? Not needed. We'll just use Qualifications. We need to avoid filler like "commensurate with experience". Not present. We must not include boilerplate EEO etc. Remove those paragraphs. Now produce HTML fragment:
