Supervisor – Facilities Maintenance

About the role

The Facilities Maintenance Supervisor assigns and reviews work of other carpenters/painters, ensuring work is structurally sound and meets industry standards. Provides oversight and supervision of Carpenter and General Maintenance Workers. Performs door maintenance and repair, patch and paint repair, interior and exterior architectural asset and component inspection, maintenance and repair, and leads architectural construction projects as needed.

Responsibilities

• Perform a wide variety of complex carpentry assignments.
• Coordinate with the IDIQ Program Manager and Site Maintenance Manager to provide oversight, resources, and execution in an architectural support role for various MC Dean and SSI IDIQ repairs, SSI vendors, WHS, and site improvement/new construction.
• Respond or delegate within contract guidelines for service calls and other activities, meeting strict contract response and completion time requirements for tenant requests.
• Schedule and conduct site walks and quality assurance walkthroughs with tenants and WHS clients.
• Research and submit architectural cut sheets, O&M documents, and drawings for approved projects.
• Write permits and activity hazard analyses for projects.
• Build scopes of work for IDIQ repairs and new construction, producing architectural design drawings as required.
• Strictly follow safety regulations, codes, and procedures; ensure all work meets quality standards and building codes.
• Supervise and train maintenance staff on proper industry-standard applications.
• Coordinate with the Site Maintenance Manager on project planning, scheduling, construction, design, and quality control.
• Monitor and inspect projects, preparing final reports.
• Conduct weekly internal and exterior structural, architectural, door, and carpentry-related inspections, providing written reports.
• Work with and support other departments, including grounds maintenance, dock operations, and service vendors.
• Secure all equipment and tools, completing work orders and logs.
• Perform lock/door hardware repair and replacement.
• Independently perform skilled journey-level carpentry work, including construction, maintenance, alteration, repair, and remodeling of buildings and structures.
• Build frames, install floors, concrete forms, construct handicap ramps, partitions, doors, frames, hardware, perform interior and exterior trim work, and required demolition.
• Provide architectural and carpentry support for approved MC Dean IDIQ projects and SSI internal/service vendor projects.
• Perform other responsibilities as assigned.

Requirements

• High school diploma or General Educational Development (GED) is required.
• At least five years of journey-level carpentry experience.
• Two years’ supervisory experience in building construction trade.
• Facilities maintenance experience preferred.
• Completion of Carpentry Trade School is highly desirable.
• Flexible schedule required; position is Monday - Friday daytime, but must be available to work predetermined evenings and weekends.
• Clean MVR preferred.

• Ability to organize, schedule, coordinate, and execute projects on time, on budget, and in accordance with building and OEM standards.
• Proficient in identification, safe use, and appropriate applications of hand and power tools and equipment.
• Creative problem-solving skills.
• Strong oral and written communication skills; ability to listen, understand, and clearly communicate information.
• Proficient computer literacy, including use of desktop/laptop and PDA (Personal Digital Assistant).
• Knowledge and experience in use of Computerized Maintenance Management System (CMMS) software.
