About the role
Responsible for the maintenance and housekeeping of interiors and exteriors of all properties owned by CenterLight Healthcare.
Responsibilities
- Inspects all heating systems and performs necessary repairs and maintenance to gas and oil systems.
- Inspects roofs, sewers, drains, and all public areas to determine the necessary maintenance and housekeeping.
- Inspects all utility rooms to determine repairs needed.
- Affixes assistance to the Maintenance Mechanic with day-to-day operations, removal of garbage, cleaning exterior and chute.
- Assists with completing all repairs found during annual inspections.
- Performs other daily and monthly preventive maintenance.
- Determines the priority of work orders.
- Participates in on-call rotation and assignments routinely, and as needed.
- Completes annual evaluations for the Maintenance Mechanics.
- Schedules work orders and plans completes repairs.
- Maintains supplies inventory and notifies Management Office.
- Prepares and submits all necessary administrative reports.
- Completes other duties as assigned.
Qualifications
- High school diploma.
- Technical knowledge of building systems.
- Two years’ experience in building maintenance and repairs.
- One year experience in supervision of building personnel and services is preferable.
- Ability to obtain technical licenses required by the City of New York within the first twelve months of employment. Including: S-12: Certificate of Fitness for Citywide Sprinkler Systems, S-13: Certificate of Fitness for Citywide Standpipe Systems, and S-95: Supervision of Fire Alarm Systems.
Physical Requirements & Work Environment
- Standing – Duration of up to 8 hours a day.
- Sitting/Stationary positions – Sedentary position in duration of up to 6-8 hours a day for consecutive hours/periods.
- Lifting/Push/Pull – Up to 75 pounds of equipment, baggage, supplies, and other items used in the scope of the job using OSHA guidelines, etc.
- Bending/Squatting – Must be able to safely bend or squat to perform the essential functions under the scope of the job for extended periods during the workday.
- Stairs/Steps/Walking/Climbing – Must be able to safely maneuver and work on stairs, ladders, scaffolds, etc. climb up/down and walk to access work areas. Must be able to climb and crawl into spaces and work areas.
- Agility/Fine Motor Skills - Must demonstrate agility and fine motor skills to operate and activate equipment, devices, instruments, and tools to complete essential job functions (ie. typing, use of supplies, equipment, tools, switches, dials, etc.).
- Sight/Visual Requirements – Must be able to visually assess and evaluate the physical environment from floor to ceiling during environmental rounds, read documentation, papers, orders, signs, etc., and type/write documentation, etc. with accuracy.
- Required to wear eye protection for some tasks.
- Audio Hearing and Motor Skills (language) Requirements – Must be able to listen attentively and document information from patients, community members, co-workers, clients, providers, etc., and intake information through audio processing with accuracy. In addition, must be able to speak comfortably and clearly with language and motor skills for customers to understand the individual. In addition, must use audio processing to conduct environmental rounds for alarms, bells, etc.
- Cognitive Ability – Must be able to demonstrate good decision-making, reasonableness, cognitive ability, rational processing, and analysis to satisfy essential functions of the job.
Pay
$35,000.00 - $45,000.00
