Summer Analyst - Real Estate Investments at Whitman Peterson

Whitman Peterson (“WP”) is a fast-growing, entrepreneurial real estate private equity company investing in and actively managing opportunistic real estate investments on behalf of large institutional investors. Since its inception in 2010, WP has raised over $2.4 billion in institutional equity across five opportunistic and two separate vehicles and has closed on more than 300 investments through both acquisition and development, with an aggregate capitalization of over $25 billion across its current target sectors (lodging, industrial, multifamily, student housing, and seniors housing). The firm has investments across 50+ submarkets in the U.S. and also has investments in the U.K. and Latin America.

About the role

WP is currently seeking a Summer Analyst (June–August 2027) for its primary office in Westlake Village. The Summer Analyst will play a key role within the Investments Team and will have close interaction with the firm’s analysts, associates, and leadership. Summer Analysts will be exposed to all facets of a transaction including market analysis and site evaluation, underwriting, due diligence, asset management, business plan formulation, and various ad hoc analyses. The Summer Analyst position may lead to a full-time Analyst position upon internship completion.

• Tracking economic, capital market, and real estate trends to help analysts, associates, and senior team leads develop investment and asset management strategies.
• Assisting in the preparation of investment memoranda and materials for presentation to the firm’s internal Investment Committee.
• Analyzing investment opportunities of individual assets or portfolios, operating companies, and other portfolio investments.
• Conducting financial analyses to determine the attractiveness of a range of investment opportunity types.
• Performing financial modeling and valuation analyses.
• Running sensitivity analyses across a variety of variables to assess the relative risks and opportunities of a given deal or structure.
• Assisting in the evaluation and structuring of new investments.
• Working with analysts, associates, and senior team leads through the fund’s quarterly valuation and reforecast process.

Requirements

• Clear, demonstrated interest in the real estate industry shown through classes, clubs/group affiliations, or prior internship experience.
• Junior with outstanding academic credentials (GPA of 3.5 or higher).
• Prior internship experience in real estate private equity, real estate brokerage, or real estate finance preferred. The firm will also consider candidates with internship experience in real estate development, real estate valuations, or broader financial services.
• Understanding of financial statement analysis, cash-flow modeling, IRR and cap rate analyses.
• Strong quantitative and analytical background; proficiency in Microsoft Excel is a plus.
• Knowledge of industry and macroeconomic conditions, as well as key drivers and fundamentals.
• Strong work ethic and integrity; ability to work well in a dynamic entrepreneurial environment.
• Proactive nature with the ability to take on tasks with limited direction.
• Strong written, oral, interpersonal, and presentation skills; evidence of outstanding written presentation abilities in both Word and PowerPoint.

Location

Whitman Peterson is based in Westlake Village, CA, a desirable suburb located in Los Angeles County approximately eight miles north of Malibu and 30 miles west of Downtown Los Angeles. Team members commute 10–45 minutes, depending on locations within LA, with many doing a reverse commute from Santa Monica, on the Pacific Coast Highway and through Malibu Canyon. The firm currently operates under a hybrid work environment (3 in-office days per week, subject to change).
