Stationary Engineer I

Responsibilities

• Operates all campus heating, ventilation, and air conditioning (HVAC) equipment—including boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps, and systems—to optimize efficiency, safety, and occupant comfort in accordance with department policies and procedures.
• Maintains accurate records and reports on equipment startup, failures, problems, work in progress, and completed work through logbooks and a computerized maintenance management system (CMMS).
• Utilizes building automation systems (BAS) at a basic level for monitoring and controlling HVAC equipment; responds to alarms in a timely and correct manner.
• Performs preventive maintenance on HVAC and other assigned equipment following established procedures, including inspection, cleaning, lubrication, adjustment, testing, flushing, minor repairs, rebuilding, and replacing parts/components to ensure systems remain within operating parameters.
• Troubleshoots HVAC equipment issues at a basic level to determine root causes in a timely manner.
• Executes repairs or installations with minimal impact to hospital operations and patient care; requests assistance as needed.
• Responds to building occupant complaints professionally and promptly, taking appropriate corrective action and keeping requesters informed of progress.
• Maintains current daily logs, preventive maintenance records, and equipment repair files to comply with local, state, and federal regulatory requirements.
• Performs routine general maintenance tasks, including painting, plumbing, carpentry, equipment testing and repair, ventilation, lighting, electrical work, groundskeeping, and snow removal.
• Repairs a variety of facility systems, such as mechanical, electrical, and building systems, with guidance or supervision.
• Responds to assigned service calls, work orders, and preventive maintenance tasks to maintain a safe and efficient environment; documents all tasks and work time in the CMMS.
• Reads blueprints and maintenance manuals to gain knowledge needed to complete assignments.

Requirements

• Stationary Engineer license from the municipality of work location or Power Engineer certification (1st, 2nd, 3rd, 4th, or 5th Class) from either the National Institute for the Uniform Licensing of Power Engineers (NIULPE) or the American Society of Power Engineers (ASOPE). Equivalent certifications from federal organizations (e.g., United States Navy) are also accepted.
• Valid Driver’s License.
• Advanced training beyond high school, including completion of technical training.
• Four or more years of experience in relatable industrial/trades maintenance or operations.

Skills

• Basic knowledge of applicable codes and regulations pertaining to assigned equipment and operations.
• Basic computer skills (e.g., software relating to CMMS, building automation, and Microsoft Office).
• Good communication and interpersonal skills.

Physical Requirements and Working Conditions

• Must be able to sit, stand, walk, lift, squat, bend, crawl, reach above shoulders, and twist frequently throughout the workday.
• Must be able to lift up to 15 lbs. from floor to overhead, lift up to 50 lbs. from floor to chest-level, and lift and carry up to 50 lbs. at waist height a reasonable distance.
• Must be able to push/pull with 50 lbs. of force.
• Exposure to electrical and mechanical hazards; knowledge of safety precautions required.
• Position requires travel; may be exposed to road and weather hazards.
• Operates all equipment necessary to perform the job.
