About the role
Meritage Homes is seeking a Starts Coordinator to ensure new home sales are started on time to meet division and corporate cycle-time goals. This role involves managing the starts schedule and collaborating with construction, centralized scheduling, mortgage, design studio, and municipalities to gather all necessary information for home starts.
Responsibilities
- Track and manage the starts schedule, including permit status, lot information, and maintaining the starts calendar.
- Request completed documents as needed and monitor pre-starts cycle time milestones, plot plan applications, municipal applications, and other requirements to complete the start process.
- Request permit options from the Sales team and prepare required permit documents.
- Review plot plans for accuracy prior to submittal to local municipalities.
- Continuously monitor submitted permit applications across all communities and communicate permit status to the Production Manager, VP of Operations, and Construction Managers.
- Manage the consultant preparing detailed community maps of starts, closings, plans, and elevations.
- Provide estimates of permit fees to the Finance Department for budgeting purposes.
- Manage and ensure payment of all fees relating to permitting, utilities, and re-inspections.
- Prepare and process check requests for permits, Forward Planning, and Operations Departments.
- Track review and approval of draft plot plans by Sales and Construction Managers.
- Revise and update the Division Starts Tracker with sales and permit status.
- Maintain multiple Excel trackers for sales, plots, permits, costs, option selections, and related statuses.
- Maintain communication with multiple departments concerning the status of starts and items needed to complete packages, and upload pertinent information to BuildPro, including communicating with trades when information is available.
Qualifications
- Minimum High School Diploma or equivalent required; Bachelor’s Degree strongly preferred.
- Minimum of 5 years of experience in an office support position; construction background and homebuilding industry experience/knowledge preferred.
- Strong computer skills with expertise in Microsoft Windows Office applications, including Outlook, Word, and Excel.
- Good oral/written communication and interpersonal skills, with the ability to communicate effectively in a professional manner.
- Ability to give, receive, and analyze information, interpret complex issues, and make effective decisions to resolve problems.
- Highly organized and flexible, with the ability to prioritize multiple projects and meet deadlines in a high-volume, fast-paced work environment with frequent interruptions.
- Daily interactions with trade partners, construction personnel, sales, municipalities, and employees at all levels of the organization.
- Ability to handle stress and resolve issues positively when dealing with trades.
- Team player with demonstrated ability to work within cross-functional teams.
