Sr. Project Manager - Real Estate
This position is responsible for strategic project management of all activities within the Real Estate organization at KMBS, focusing on the execution of moves, adds, and changes tied to the NJ Headquarters and field offices across the country.
Responsibilities
- Lead strategic workplace planning and move management for national facilities and regional campuses to optimize space occupancy and utilization.
- Develop requirements tied to space standards, coordinating with internal and external partners.
- Develop, manage, track, and report project budgets, schedules, and scopes.
- Apply experience with commercial office construction, furniture, IT, security, branding, and telecom methodology related to tenant improvements.
- Establish workplace design standards to optimize space utilization and enhance employee experience.
- Collaborate with vendors to improve contract performance and financial efficiency through data-driven reporting.
- Manage vendor partnerships, improve performance metrics, and ensure alignment with business goals.
- Refine and implement workplace design and project proposal developments, aligning solutions to industry standards and negotiating contracts to reduce project costs.
- Develop workplace utilization reporting and occupancy strategies to inform strategic real estate site planning and space efficiencies.
- Review vendor contracts, proposals, and invoices for accuracy of scope and pricing tied to capital and project budgets.
- Develop data-driven workplace tools and reports to optimize space utilization and inform business decisions.
Requirements
- Proven track record leading project teams, including internal stakeholders and external vendors & contractors.
- Strong organizational, communication, analytical, problem-solving, and mathematical skills.
- Experience with vendor contract proposals, vendor management, move coordination and execution, and construction management programs.
- Ability to manage multiple projects simultaneously.
- Bachelor’s degree in Architecture, Interior Design, Construction Management, or related field.
- 10+ years’ experience in corporate real estate and project management.
- Proficiency in Microsoft Office suite.
- OSHA Safety training preferred.
- LEED certification preferred.
- International Facility Management Association (IFMA) certification preferred.
- Travel up to 25%. Office at Ramsey, NJ, HQ location 4 days per week.
